Adventurous Journeys Capital Partners ("AJCP") is seeking a Development Manager to lead and execute complex development projects from pre-construction through delivery and support its rapid growth across various investment platforms focused on the hospitality, mixed-use, and single-family rental sectors.

ABOUT THE ROLE
The Development Manager will be responsible for executing a multi-asset adaptive reuse development program in Little River, Miami. This role is focused on translating an existing business plan and executed lease agreements into built projects, ensuring timely and cost-effective delivery across a portfolio of retail, F&B, and mixed-use assets while also serving as Project Controls for future phasing of a large-scale neighborhood buildout.
The position requires a highly organized, solutions-oriented operator who can manage multiple concurrent projects, navigate complex permitting and entitlement constraints, and work closely with tenants, contractors, internal teams, and lenders to bring spaces online efficiently.
This is an execution-heavy role with a strong emphasis on lease-driven delivery, financial discipline, and navigating the realities of adaptive reuse in an urban infill environment.
WHAT YOU WILL DO
Adaptive Reuse
Lease Execution & Tenant Delivery
  • Serve as the primary interface between Ownership and Tenants during pre-construction and buildout phases
  • Interpret lease agreements to define landlord vs. tenant scope, delivery conditions, and critical milestones
  • Translate lease requirements into executable scopes of work, budgets, and schedules
  • Manage tenant expectations and proactively resolve conflicts related to scope, schedule, and cost
  • Oversee tenant improvement coordination, including review of tenant plans for compliance with base building conditions and project constraints

Pre-Construction & Planning
  • Validate and refine project scopes based on existing business plans and site conditions
  • Conduct site-level due diligence across existing structures, including utilities, structural constraints, and code compliance
  • Develop and maintain detailed project budgets across all phases
  • Develop and maintain project schedules from pre-construction through delivery, ensuring alignment with leasing and revenue milestone targets
  • Lead permitting strategy and execution, including Change of Use, building permits, and coordination with City of Miami and Miami-Dade agencies
  • Track and respond to agency comments, ensuring timely resubmissions and progress toward approvals
  • Manage consultants (architects, engineers, expeditors) to ensure timely and cost-effective document production
  • Identify and mitigate risks specific to adaptive reuse (unknown conditions, code upgrades, utility constraints, etc.)
  • Coordinate with Public Works and other agencies on ROW dedications, utility upgrades, and infrastructure requirements

Project Controls & Reporting
  • Track portfolio-wide capital deployment and remaining allocations across multiple projects
  • Prepare and maintain detailed project forecasts, including quarterly updates and documentation of key assumptions
  • Identify budget variances and recommend corrective actions to maintain overall project financial performance
  • Maintain consistency between development budgets, accounting systems, and lender reporting requirements
  • Track and update project schedules, ensuring transparency across internal stakeholders

Capital Markets & Loan Administration
  • Lead the monthly loan draw process, including preparation, review, and submission of draw packages
  • Coordinate with lenders, inspectors, and internal teams to ensure timely approvals and funding
  • Ensure all development activities remain compliant with loan requirements, including approvals for budgets, contracts, and change orders
  • Track critical loan milestones, deadlines, and reporting requirements across projects
  • Respond to lender inquiries and provide supporting documentation in a timely and accurate manner
  • Support capital partners with consistent and transparent reporting on project status, budget, and schedule

Construction Management
  • Oversee multiple concurrent construction projects across the portfolio (landlord work and coordinated tenant scopes)
  • Lead weekly OAC meetings and maintain clear reporting on schedule, budget, and key risks
  • Proactively identify field issues and drive solutions in real time to avoid delays
  • Review and approve pay applications in coordination with internal controls and lender requirements
  • Ensure compliance with permits, inspections, and TCO/CO requirements

Portfolio-Level Execution
  • Track and manage property-level compliance items, including code violations, unsafe structure issues, and recertification requirements, and coordinate resolution strategies
  • Oversee post-closing obligations, including lender and title-related requirements, ensuring timely satisfaction of all conditions
  • Coordinate with legal, title, and survey teams to identify and resolve title objections, easements, and other encumbrances impacting development execution
  • Maintain visibility into asset-level constraints (title, zoning, access, utilities) and proactively address issues that could impact delivery timelines

Closeout and Turnover
  • Oversee punch list completion and resolution of outstanding construction items across landlord and coordinated tenant scopes
  • Track and manage warranty items post-delivery, including coordination with contractors and vendors for timely resolution
  • Support stabilization of assets by addressing early operational issues, deferred items, and performance gaps identified post-opening

Ground Up/Masterplan
Project Controls & Schedule Management
  • Assist in developing and maintaining master development schedules spanning entitlements, infrastructure, vertical development, and phased delivery
  • Build and maintain dashboards and reporting tools to communicate schedule status and risks
  • Track contract scopes and budgets across all consultants involved in the masterplan pursuit.
  • Support coordination of infrastructure planning efforts, including utilities, roadways, drainage, and public realm improvements
  • Assist in tracking ROW dedications, easements, and other public requirements tied to masterplan implementation
  • Support forecasting of consultant costs and timing of expenditures
  • Support preparation of internal and investor reporting materials related to process.

Requirements
WHO YOU ARE

  • Direct experience executing adaptive reuse or renovation projects in urban environments
  • Strong understanding of commercial lease structures and tenant delivery requirements
  • Experience managing project budgets, forecasts, and financial reporting
  • Familiarity with construction loan draw processes and lender requirements
  • Experience managing multiple concurrent projects with competing timelines
  • Familiarity with City of Miami permitting processes (Change of Use, building permits, Public Works coordination)
  • Familiarity with Utility Providers FPL, WASD, TECO
  • Strong organizational and problem-solving skills

YOUR QUALIFICATIONS
Required
  • 5+ years of project management and/or development experience
  • Bachelor's degree in Construction Management, Real Estate, or Architecture
  • Historic renovation / adaptive reuse experience
  • Experience and knowledge with entitlement processes in multiple markets

Preferred
  • General contractor pre-construction estimating experience
  • Interest in urban infill and mixed-use development
  • Experience with retail and F&B buildouts (including grease traps, ventilation, and utility upgrades)
  • Familiarity with City of Miami Permitting and Inspection process
  • Experience working within multi-parcel, phased development environments
