Job Responsibilities
As a Hotel Maintenance Manager, you will directly supervise associates in the Engineering Department and carry out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training associates; planning, assigning, and directing work; appraising performance; rewarding and disciplining associates; addressing complaints and resolving problems.
Your specific duties in this role will include:
โ€ข Trouble shoot and repair equipment and systems, not limited to HVAC, fire suppression system, boilers/chillers, guest internet/TV and related wiring/cabling.
โ€ข Perform appropriate repairs within the facility, not limited to painting and wallpaper repair, tub and sink repair, outlet and bulb replacement, woodworking, concrete and tile repair.
โ€ข Ensure swimming pool and spa maintenance duties are performed according to manufacturer specifications and local Health Department Regulations.
โ€ข Maintain preventative maintenance schedule for all public space, guest rooms and equipment, i.e. laundry equipment, heating and air conditioner units, ice machines, spa equipment, fire extinguishers, fire/smoke alarms, lawn sprinklers, kitchen appliances and plumbing. Maintenance is performed as required by the manufacturer and in accordance with warranty specifications.
โ€ข Train Engineering and Front Office staff on sprinkler and fire alarm procedures.
โ€ข Assist with outdoor seasonal work including lawn mowing and snow removal.
โ€ข Conduct quarterly fire drills and assist in annual OSHA/Safety training for associates.
โ€ข Review, analyze and report on preventative maintenance results of all key property areas including grounds, guest rooms, common areas, pools, equipment and systems.
โ€ข Ensure proper inventory is kept of necessary equipment, parts and supplies.
โ€ข Coordinate work assignments and maintain records on completed and pending work orders.
โ€ข Maintain up to date records and files.
โ€ข Maintain proper staffing levels through appropriate hiring and scheduling.
โ€ข Manage department expenses including but not limited to payroll and inventories while adhering to budgeted goals.
โ€ข Maintain the cleanliness of the engineering shop and any other areas that work may be performed.
โ€ข Ensure communication of changes in room status with Front Desk and Housekeeping.
โ€ข Assist other departments as needed.
โ€ข Perform activities of associates supervised.
โ€ข Ensure effective departmental communication through logs, daily stand up meetings and monthly department meetings.
โ€ข Perform a variety of administrative tasks including maintaining an accurate inventory of supplies, maintaining department budget, processing department payroll and handling any accounting and purchasing functions.
โ€ข Maintain up to date records and files.
โ€ข Provide information pertaining to hours and available services of the hotel, i.e. restaurant, lounge, room service.
โ€ข Ensure the cleanliness of the Engineering office and surrounding areas.
โ€ข Assist in checking all fixtures, equipment and conditions (lights, music, heating/cooling, furniture, wallpaper, etc.) for proper operations, settings and maintenance. Report deficiencies.
Job Requirements
We are looking for a self-motivated Hotel Maintenance Manager with a strong work ethic and a drive to exceed expectations. It is also important that you have excellent communication skills.
Specific qualifications for the role include:
โ€ข 2 to 4 years related experience in engineering and maintenance or related professional area
โ€ข Associate's degree (A. A.) or equivalent from two-year college or technical school; or equivalent combination of education and experience.
โ€ข Ability to manage / supervise a staff
โ€ข Ability to work as part of a team and complete tasks individually
โ€ข Ability to prioritize tasks in a fast-paced work environment
โ€ข Solid organizational, time-management and prioritization skills
โ€ข Exceptional customer service skills
