Job description

This role requires a proactive and highly ethical Real Estate professional to primarily support the identification, evaluation, and execution of new store site opportunities within a specified geographic region. The Real Estate Manager will work under the direction of senior Real Estate leadership, and in coordination with external brokerage partners and various internal partners, to (i) understand and apply the company's store growth priorities, market planning assumptions, economic parameters, and site selection criteria, (ii) perform site research and evaluate retail real estate opportunities for new stores, relocations, and related portfolio needs, (iii) clearly communicate site findings, relevant market dynamics, and preliminary business rationale to the broader Real Estate team, (iv) support the negotiation of letters of intent and supporting/ancillary transaction documentation within established guidelines and approval processes, (v) prepare site evaluation materials and assist with executive site tours, (vi) contribute to market strategy recommendations for assigned trade areas, (vii) source and evaluate sites in the best interest of the company with full transparency regarding conflicts of interest, (viii) coordinate with internal partners to help ensure key site-specific deal points are tracked and addressed through project execution, and (ix) assist with other Real-Estate related matters, such as subleases and lease renewal negotiations.
Duties and Responsibilities
  • Support the development and execution of long-range Real Estate strategy for assigned trade areas   
  • Execute against established Real Estate strategy, including market analysis, white-space review, and strategic placement of new stores and relocations    
  • Research, identify and evaluate potential Real Estate opportunities available for development, leasing, and/or acquisition by applying company site selection criteria and financial guidelines
  • Coordinate with the external brokerage network to maintain market awareness, develop site pipelines, and advance qualified opportunities    
  • Build productive working relationships with preferred developers, landlords, and brokers to support HFT objectives
  • Negotiate letters of intent and coordinate transaction activity in partnership with senior Real Estate leadership, Legal, and other stakeholders       
  • Prepare site evaluation packages and Real Estate Executive Committee materials; assist in coordinating and conducting site tours with leadership       
  • Provide timely and accurate status updates through required databases, trackers, and reporting tools       
  • Coordinate with Construction and other cross-functional partners to support compliance with store opening schedules, approved deal terms, and project requirements       
  • Assist with Real Estate related matters as needed, including non-economic and economic concessions, lease issue resolution, expansions, and portfolio support     
  • Evaluate opportunities to confirm transactions align with the financial and operating objectives of the Company 
  • Develop and apply effective negotiation skills across new store, relocation, and existing portfolio matters, with appropriate escalation

The anticipated salary range for this position is $110,800 - $166,100 depending on location, knowledge, skills, education and experience. This position is also eligible for an annual discretionary bonus. In addition, we offer comprehensive and competitive benefits to Associates (and their families) such as medical, dental, vision, life insurance, short-term and long-term disability. Eligible Associates are able to enroll in our company's 401k plan. Associates will accrue paid time off up to 236 hours per year (inclusive of PTO, floating holidays, and paid holidays). Paid sick time up to 80 hours per year unless otherwise required by law.
