Job description

Koniag Operations Services LLC, a Koniag Government Services company, is seeking Custodial Manager a TS/SCI Security clearance to support KOS and our government customer in Arlington, VA. This position is for a Future New Business Opportunity.

Koniag Operations Services, LLC, a Koniag Government Services company, is seeking an experienced Custodial Manager to oversee custodial and janitorial operations for our facilities in Arlington, VA. The ideal candidate is a proven leader with a strong background in custodial management, capable of maintaining the highest standards of cleanliness, safety, and facility maintenance across our operations. This position is on-site in Arlington, VA.


The Custodial Manager will be responsible for overseeing all custodial and janitorial operations, managing a team of custodial staff, and ensuring that high standards of cleanliness, safety, and maintenance are consistently upheld across all facilities. The Custodial Manager will play a key role in creating a clean, safe, and well-maintained environment for all building occupants.

Principal responsibilities will include but are not limited to:

  • Oversee and manage the day-to-day custodial and janitorial operations across all assigned facilities.
  • Recruit, hire, train, supervise, and evaluate custodial staff to ensure consistent performance and adherence to established standards.
  • Develop, implement, and maintain custodial schedules, work assignments, and staffing plans to ensure adequate coverage across all facilities.
  • Conduct regular inspections of facilities to assess cleanliness, identify deficiencies, and implement corrective actions as needed.
  • Ensure compliance with all safety regulations, including proper handling, storage, and disposal of cleaning chemicals and hazardous materials in accordance with OSHA and other applicable standards.
  • Maintain inventory of custodial supplies and equipment, including ordering, tracking, and managing stock levels to ensure operational readiness.
  • Monitor and manage the maintenance and repair of custodial equipment, coordinating service and replacement as needed.
  • Develop and enforce standard operating procedures (SOPs) for custodial operations to ensure consistency and quality across all facilities.
  • Respond promptly to custodial-related complaints or service requests from building occupants and management, ensuring timely resolution.
  • Prepare and maintain accurate records, including staff schedules, inspection reports, supply inventories, and incident reports.
  • Coordinate with facilities management and other departments to support special events, moves, or other activities requiring custodial support.
  • Ensure all custodial staff receive proper training on safety procedures, cleaning techniques, and the use of equipment and materials.
  • Monitor and report on custodial operations performance, identifying opportunities for improvement and implementing best practices.
  • Support the development and management of the custodial operations budget, tracking expenditures and identifying cost-saving opportunities.

Education and Experience:
Required:

  • High School Diploma or equivalent (GED).
  • 5+ years of experience in custodial support, janitorial services, or a related facilities maintenance field.
  • Demonstrated experience in a supervisory or management role overseeing custodial or janitorial staff.

Required Skills and Competencies:

  • Strong leadership and team management skills, with the ability to motivate, mentor, and supervise a diverse custodial workforce.
  • Thorough knowledge of custodial and janitorial best practices, including cleaning techniques, equipment operation, and the safe use of cleaning chemicals and materials.
  • Knowledge of OSHA regulations and safety standards related to custodial operations, including proper handling and disposal of hazardous materials.
  • Strong organizational skills with the ability to manage multiple priorities, schedules, and staff assignments simultaneously.
  • Excellent problem-solving skills with the ability to identify issues, assess situations, and implement effective solutions in a timely manner.
  • Effective communication skills in English, both written and oral, with the ability to interact professionally with staff, building occupants, and management.
  • Ability to conduct facility inspections and prepare detailed reports documenting findings and corrective actions.
  • Proficiency in managing supply inventories and tracking equipment maintenance needs.
  • Ability to work both independently and collaboratively within a team environment.

Clearance Requirement:

  • Ability to obtain and maintain a Top-Secret Clearance.

Desired Skills and Competencies:

  • Associate's degree or higher in Facilities Management, Business Administration, or a related field.
  • Experience working in a federal government facilities management or O&M contracting environment.
  • Familiarity with Department of State (DOS) facilities operations and standards.
  • Certification in custodial or facilities management, such as ISSA Cleaning Industry Management Standard (CIMS) or equivalent.
  • Experience developing and managing budgets for custodial operations.
  • Knowledge of green cleaning practices and environmentally sustainable custodial methods.
  • Experience using computerized maintenance management systems (CMMS) or work order management systems to track custodial tasks and assignments.
  • Bilingual communication skills are a plus.
