Job description


A management company is seeking Maintenance Technicians to ensure that apartment units, electrical and mechanical equipment, and common areas remain in good working order. Additionally, you will make maintenance and repairs in HVAC, electrical, plumbing, and carpentry with an emphasis on preventative maintenance. Work hours are Monday through Friday from 8 a.m. to 4:30 p.m.; however, you will be on call for evenings every third week. There is an opening at apartment complexes located in Brooklyn and Cleveland, Ohio.
  • Perform regular, daily, quarterly, and annually preventative maintenance on various types of heating and cooling equipment
  • Change furnace air filters, unclog AC condensate drains, clean internal blower motors and evaporator coils, and install or replacement of window units
  • Demonstrate and explain the basic refrigeration cycle and the sequence of operation for a gas furnace and evaporator/condensing coil in refrigeration cycle
  • Replace hard-start or properly size and replace capacitors for ac unit, use a multi-meter and ohm/amp meter, check CO levels, and replace small feeder/circulation pumps
  • Remove sink, tub, and toilet clogs with the use of a handheld non-powered snake and plunger and change bathroom fixtures, replace flexible feed supply line, sink drains, toilet water tank flush kit, facet stems, and shower manifold
  • Perform intermediate electrical maintenance procedures, reset breakers, replace fuses, outlet plat covers, light bulbs, and fixtures
  • Replace garbage disposal, smoke detectors, perform lock out - tag out safety procedures, and replace or install ceiling fan and light fixtures
  • Replace different types of locks, adjust and replace door and window hardware, replace blinds, cabinet doors, closet shelving, and glass sliding door locks
  • Replace and hang steel fire doors, wood doors, and make drywall and ceiling repairs
  • Perform other duties as required

Job Requirements
Job Requirements:
  • Must have a minimum 2 years of apartment maintenance experience in plumbing, electrical, HVAC, and carpentry
  • Must be able to demonstrate and explain the basic refrigeration cycle as it pertains to a split system and the sequence of operation for a gas furnace and evaporator/condensing coil in refrigeration cycle
  • Must have the ability to accurately use a multi-meter, ohm/amp meter, check CO levels, and replace small feeder/circulation pumps
  • Must be proficient in soldering pipes up to ยพ", have knowledge of galvanized to pvc pipe methods, and know location and procedure to shut off water
  • Must have a working knowledge of electrical safety procedures, log out-tag out safety procedures
  • Must be able to explain and test for ampacity, resistance, voltage ac/dc
  • Troubleshoot and replace electric baseboard heaters is needed
  • Must know and follow ADI Appliance service/tag procedure
  • Must be able to operate pool pumps, adjust stuck flowmeters, test water Ph, and operate pool vacuum and skimmers
  • Must be self- motivated, a good communicator, and have a forward-thinking attitude to be able to plan ahead to work as efficiently as possible
  • Must be able to resolve any issues and complete the work in a timely manner
  • Must have basic hand/power tools used making maintenance repairs and a valid driver's license with reliable transportation
