Join CBRE as a BMS Technician supporting a state-of-the-art pharmaceutical manufacturing facility in Fremont, CA, where your technical expertise keeps mission-critical building systems running flawlessly. In this role, you'll take command of BMS-controlled environments, respond to real-time alarms, and ensure essential utilities-from HVAC and chillers to emergency power and life-safety systems-perform at their best. You'll lead coordination with specialized contractors, tackle complex system challenges, and bring innovative problem-solving to a high-impact, fast-paced setting.
This job is part of the Engineering and Technical Services job function. They are responsible for providing support, preventive maintenance, and repairs on equipment and systems.
What You'll Do
  • Monitor and operate building systems via BMS, responding to alarms and adjusting equipment as needed. Maintain a total facilities systems management program which includes all the various connected and separate electrical, mechanical, life, and safety systems that are operational in a facility.
  • Operate and support critical utilities including: HVAC systems, chillers and process chillers, Cooling towers, Heating hot water and steam systems, Generators and emergency power systems, Fire & Life Safety (FLS) systems, waste systems, chemical storage and distribution, and cold rooms.
  • Comply with all applicable codes, regulations, governmental agency, and company directives related to system operations and work safety.
  • Inspect systems to ensure the operation of equipment is within design capabilities and achieves operational conditions prescribed by the client.
  • Oversee scope development, work request initiation, scheduling, and inspection of work performed by outside contractors, which includes proprietary work, licensed installations, upgrades, and maintenance and inspection of specialized systems.
  • Respond quickly to emergency situations, summoning assistance as needed.
  • Review assigned work orders. Estimate time, and resources, and order necessary materials to complete all repairs.
  • Perform assigned repairs and emergency and preventive maintenance. Complete maintenance and repair records as required.
  • Complete all required and assigned training at a satisfactory level.
  • Participate in all related programs & activities as required. This includes incident investigations, interviews, auditing, and assessment.
  • Report any conditions which you feel could result in an accident or injury and stop work if required.
  • Apply in-depth knowledge of standard principles and techniques/procedures to accomplish complex assignments and provide innovative solutions.
  • Lead by example and model behaviors that are consistent with CBRE RISE values. Work to build consensus and convince others to reach an agreement.
  • Impact a range of customer, operational, project, or service activities within own team and other related teams.
  • Access critical equipment across the facilities and monitor for alarms. Determine the severity and cause of alarms and alerts from critical devices and act. Escalate problems to proper Facilities Managers
  • Provide progress reporting, logging of incidents, ongoing follow-up, and close out.

What You'll Need:
  • High School Diploma, GED, or trade school diploma with 4-5 years of job-related experience. In lieu of a diploma, a combination of experience and education will be considered.
  • Experience with BMS/BAS platforms required. Siems, Desigo, Insight, DeltaV a plus!
  • Valid driver's license required.
  • Meet the physical requirements of this role including stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 50 lbs. or more.
  • Ability to exercise judgment based on the analysis of multiple sources of information.
  • Willingness to take a new perspective on existing solutions.
  • Microsoft Office Word, Excel, Outlook, and experience with CMMS.
  • Organizational skills with an advanced inquisitive mindset.

The minimum salary for the BMS Technician position is $40 per hour and the maximum salary is $46 per hour. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience.
