ASSISTANT SUPERVISOR MAINTENANCE JOB DESCRIPTION
Reports to: Maintenance Supervisor, Executive Director | FLSA Status: Full-Time, Non-Exempt
POSITION OVERVIEW
The primary responsibility of the Asst. Maintenance Supervisor position to is assist the Supervisor and oversight of all building maintenance operations on the property. In this role, the individual should maintain a positive rapport with co-workers, residents and provide a high level of detailed follow-up with the Maintenance Supervisor and Executive Director. The Asst. Maintenance Supervisor position should display a proactive, positive attitude and perform all job functions as described below.
ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES
  • Performing duties related to maintenance punch, technician and pool technician positions and maintaining requisite certifications and/or licenses.
  • Following up on any recurring or ongoing maintenance problems and addressing any preventive maintenance needs.
  • Assisting in the ordering of maintenance supplies.
  • Participating in the oversight of the performance of Maintenance and Housekeeping staff and assisting as needed.
  • Maintaining and stocking the shop and equipment.
  • Maintaining direct communication with Maintenance Staff and the Management office throughout the day.
  • Promptly reporting any injuries, discipline problems and maintenance concerns to the Maintenance Supervisor and/or Executive Director.
  • Assisting the On-Call Maintenance Employee in the case of a serious emergency and/or performing work orders as necessary.
  • Preparing written reports and other documents as directed by the Maintenance Supervisor and/or Executive Director.
  • Participating in monthly safety meetings with Maintenance Division staff.
  • Performing the duties of the Maintenance Supervisor in his/her absence.
  • Must provide own dependable transportation for use on the job and own tools.
  • Working regular shifts and additional hours, when necessary, as directed by the Maintenance Supervisor or Executive Director.
  • Following safe workplace rules and practices in order to prevent on-the-job injuries.
  • Uses discretion and maintains confidentiality of co-workers, management, owners, past and current residents, and vendors.
  • Adheres to established regulations related to the Fair Housing Act.
  • Maintains consistent and timely attendance, sets an example for their co-workers in punctuality.
  • Performs other job-related duties as assigned.

  • Ability to work a flexible schedule, including weekends; Monday through Sunday, 9am – 6pm
  • Ability to resolve resident concerns while maintaining a friendly and professional demeanor
  • Ability to write and communicate professionally

  • Ability to demonstrate teamwork by assisting co-workers
  • Ability to communicate professionally and adapt interpersonal skills to a variety of audiences
  • Must have a valid Driver’s License
  • Must Have reliable transportation
PHYSICAL DEMANDS

  • Stand, walk, sit, use hands and fingers to handle, feel or grip, and reach with hands and arms while performing standard duties.

  • Occasionally lift and/or move up to 70 lbs.
  • Frequently use common office equipment, telephone, computer, keyboard, mouse, two-way radio, and variety of different keys.
POSITION SPECIFICS amp; BENEFITS
  • Full-time position; Monday through Friday 8:00 a.m. – 5:00 p.m.
  • 96 hours PTO accrued each year for first two years of service
  • 136 hours of PTO each year after two years and above
  • 176 hours of PTO accrued each year after 7 years of service
  • 401K with 3% Employer Contribution
  • Health/Dental/Vision/Life Insurance available after 30-day waiting period
  • Background screening required
  • 90-day probationary period
