Land Development Manager

Medina, OH

Pride One Construction is currently searching for a Land Development Manager to manage and coordinate all Civil Site Development related items from initial property due diligence through Construction of Site Improvements.

Pride One is a commercial construction company that includes apartments, hotels, student housing, assisted living facilities and churches. We quickly became a full service “turnkey.” All existing regions are expanding yearly!

Schedule:

  • Monday- Friday
  • 8:00am-5:00pm
  • 40-50 hours/week (excluding overnight travel)

Qualifications:

  • Minimum two years of experience in civil site construction
  • 4-year college degree in Construction Technology or Civil Engineering is preferred
  • Able to use PDF Readers (e.g. Bluebeam) for purposes of providing mark-ups, civil take-offs, budgeting, etc.
  • Proficient with Microsoft Word and Excel
  • Ability to learn Pride One production management software
  • Experience with AutoCAD is a plus
  • Basic understanding of entitlement processes- zoning, impact fees etc.
  • Proficient in written and verbal communication
  • Must be organized and able to explain details/give direction or guidance to others
  • Basic understanding of civil site design- soils, erosion control, storm detention, sanitary design, pavement etc.

Responsibilities:

  • Work closely with acquisition and development team during initial site investigation
  • Work closely with Project Lead and Engineering team to create project layout
  • Civil design and permitting process
  • Modify preliminary budget based on final civil plan to create final budget
  • Assist in franchise utility coordination: electrical, telecom and gas
  • Manage bid process for all phases of site improvements
  • Review and approve monthly invoices; draw requests from subcontractors
  • Manage and track site improvement budget throughout project
  • Work with all parties (Client, Municipality, Bank, etc.) to properly set up any required performance survey and set up any maintenance surety that may be required
  • Coordinate creation of contracts in conjunction with Project Accountant
  • Organize and lead preconstruction meetings with local permitting agencies
  • Manage project start-up and create a schedule for all site work activities
  • Oversee all civil-related construction activities throughout project
  • Maintain understanding of progress of project construction and be available as a resource to aid the Project Manager or Site Superintendent as needed for civil site issues
