Position Overview:

The Facilities Maintenance Manager is responsible for maintaining the physical condition of a set portfolio of Bellwether apartment buildings and commercial spaces in the Downtown Seattle area. This position will report to the Director of Facilities Management and oversee a team of maintenance technicians responsible for completing the repairs and maintenance of Bellwether properties. The position is a member of the Facilities leadership team and is responsible for driving a culture of accountability, collaboration, and service for residents.


Work Schedule: Onsite, Monday – Friday, 7:30am-4:00pm or 8:00am-4:30pm.


Your Impact:

  • Possess general knowledge of landlord/tenant law, fair housing laws, and procedures.
  • Manage the work order process, including approvals, scheduling, updating status, tracking labor hours, and materials, utilizing an electronic work order system.
  • Collaborate with others to determine work priorities and maintain inventory supply lists for each building.
  • Assign, supervise, coach, mentor, and train maintenance staff.
  • Dispatch vendors to Bellwether properties, coordinate with the Site Managers, and assist as needed.
  • Monitor maintenance work through regular inspections, and direct or indirect supervision, and ensure that deficiencies are addressed and corrected in a timely manner.
  • Track and report key performance indicators and metrics.
  • Assist with maintenance staff and contractor access to buildings/apartments, following legal guidelines for tenant notification of entry.
  • Apply skilled mechanical aptitude in repairing and maintaining building systems. May include, but not limited to roofing, cladding, HVAC, and emergency systems as assigned.
  • Estimate time and materials to complete projects of small to moderate size. May manage projects employing both Bellwether staff and outside contractors.
  • Maintain a high quality and standard of repair work.
  • Participate in the selection and hiring of staff, technical training, evaluations, goal setting, rewarding achievement, coaching to expectations, and addressing performance issues.
  • Update and track unit turnover progress.
  • Keep logs of safety meeting topics and attendees.
  • Answer calls and respond to emergencies as needed, including sharing after-hours responsibility. Initiate contact with Emergency Services when appropriate.
  • Implement and communicate safety policies and procedures at each site.
  • Other duties as assigned.
Requirements:

Who You Are:

  • Able to travel and work at local Bellwether sites as needed.
  • Possess and maintain a valid Washington State driver’s license, the appropriate amount of automobile insurance, and a safe driving record, in order to utilize a personal or Company-owned vehicle in the performance of job duties associated with this position.
  • Five or more years of experience in various construction, skilled carpentry, plumbing, and/or electrical fields.
  • Two years, supervising, coaching, and training maintenance or construction team members.
  • Self-motivated, with the ability to work independently or as part of a team.
  • Highly organized, capable of taking initiative and managing multiple responsibilities.
  • Experience with contract administration, budget management, and contract negotiating.
  • Prior experience working with a maintenance management system or equivalent.
  • Strong working knowledge of Microsoft Office applications with an emphasis on Word, Excel, Outlook, and Internet browsers.
  • Excellent verbal and written communication skills. Strong research and critical thinking skills.
  • Proven ability to provide effective customer service for internal and external client groups.
  • Demonstrated ability to work effectively in a collaborative team environment with a dynamic range of people.
  • Able to lift and carry up to 50 lbs.
  • Exceptional customer service attitude.
  • Must possess the physical ability and aptitude to operate hand and power tools safely.
  • Must be able to work in all weather conditions.
  • Must be willing and able to respond to after-hours emergencies.
  • Experience working directly with people from diverse racial, ethnic, and socioeconomic backgrounds.
  • Basic to Intermediate carpentry skills.
  • Basic understanding of HVAC systems
  • Washington State 07b electrical certification.
  • Experience with property management software.
  • Other Technical/Mechanical Certifications are a plus.
  • High school diploma or equivalent.
