Job Description

JOB SUMMARY

The Building Maintenance Mechanic is appointed to his/her position by the Manager, Engineering and is solely responsible to him/her. The Building Maintenance Mechanic performs routine mechanical maintenance and repetitive repair work on the buildings and building support systems. The Building Maintenance Mechanic is an Hourly position.

ESSENTIAL JOB FUNCTIONS
  1. Makes all necessary adjustments and repairs to effect correction of operating difficulties noticed by the Manager, Engineering, Group Leader or discovering through own observations to the building and building support systems.
  2. Replaces high failure rate parts, such as light bulbs, filters, ceiling tiles, pipe or pipe fittings and any component parts.
  3. Performs daily set-up and start-up of building support systems.
  4. Performs blow-down of boilers and compressors and checks on proper operating conditions.
  5. Makes continuous visual inspections of the building to ensure that all building and building functions conform to AQL (acceptable quality levels).
  6. Cleans all building support equipment and all necessary parts daily, or as specified.
  7. Services and repairs all roof top HVAC units and air handling equipment.
  8. Uses a forklift, when performing some duties.
  9. Performs facility snow removal tasks (manual labor involved).
  10. Uses Company vehicle to run errands and pick-up miscellaneous items (as required).
  11. Moves heavy equipment, furniture and/or boxes (as required).

ADDITIONAL RESPONSIBILITIES

  1. Performs and assumes other duties and responsibilities as may be required by the Manager, Engineering.
  2. Supports the Winner’s Circle and ISO processes.

REQUIRED EDUCATION, EXPERIENCE AND SKILLS

  1. A high school graduate, or equivalent; plus, diversified applied trade experience equivalent to 2 years.
  2. The knowledge and skills required for this position are typically acquired in 2 to 3 years of experience in an engineering environment.
  3. Ability to use hand and power tools, standard shop measuring devices, pipe fitting equipment, electrical wiring equipment and plumbing equipment, etc.
  4. Must be able to read and interpret machinery and electrical blueprints/schematics and apply set-up and maintenance manual instructions.
  5. Must have experience in troubleshooting, repairing, and maintaining HVAC systems.
  6. Experience in repairing and maintaining low pressure boiler systems and compressed air systems.
  7. Considerable interpersonal skills are required to interact with internal customers.
  8. Must possess good mathematical aptitude (addition, subtraction, multiplication, and division).
  9. Must be able to read and write the English language.
  10. Ability to follow written and verbal instructions.
  11. Ability to learn and apply accrued knowledge of standard Engineering Department’s procedures.
  12. Must have a valid driver’s license.
  13. Ability to work independently and meet deadlines on a multitude of concurrent tasks.
  14. Ability to follow written and verbal instructions.
  15. Willingness to accept other duties, as assigned.
  16. Must possess the ability to develop and maintain an effective working relationship with internal and external customers, function as a team player, accept constructive criticism from management and comply with Company policies.

SAFETY

  1. Complies with all safety regulations.
  2. Must wear protective ANSI-approved safety shoes and safety glasses, if applicable.

PHYSICAL DEMANDS & ENVIRONMENT

  1. This position requires the individual to Stand or Walk up to 33% of the time. This position requires the individual to Sit, Talk or Hear, and use hands to Finger, Handle or Feel 66 to 100% of the time. This position requires the individual to reach with hands and arms 33 to 66% of the time.
  2. This position will require the individual to lift up to 10 pounds 33 to 66% of the time.
  3. The vision requirements for this position includes close vision of 20 inches or less; distance vision of 20 feet or more, color vision (ability to distinguish between colors), peripheral vision (ability to see up, down, left, right while eyes are fixed on a given point), depth perception (3-dimensional vision), and ability to adjust focus (ability to adjust the eye to bring an object into sharp focus).
  4. This position has no exposer to measurable environmental hazards or conditions.
  5. The noise level for this position will be Moderate Noise (Ex: Business office with typewriters and/or computer printers, light traffic).
