Position Description:

The Preconstruction Manager is responsible for preconstruction phase estimating and planning services associated with Design Assist, Design-Build, and Construction Management at Risk delivery methods. The Preconstruction Manager works directly with the Preconstruction Team, Owner, Design Team, and the Construction Team’s technical support staff. The Preconstruction Manager develops construction cost models and estimates throughout the phases of design as well as schedule and logistics plans to support the overall preconstruction effort. 


Qualifications/Experience:

  • Bachelor’s degree in engineering, or construction management.
  • A minimum of five (5) years of construction estimating or preconstruction with a General Contractor.
  • A minimum of two (2) years of field experience is preferred
  • Valid Driver’s License
  • Good attention to detail with the ability to recognize discrepancies
  • Strong team building, interpersonal, decision making, problem solving and negotiating skills needed
  • Candidates must possess a strong work ethic.
  • Must be able to meet deadlines and put in the time needed to get the job done.
  • Experience and emerging skills in Navisworks Manage, BIM, Pro Contractor or similar computerized estimating software, Microsoft Office, PDF Mark-up, I-sf, and Primavera (P6), or similar applications
  • Experience and accreditations with highly sustainable LEED, Greenglobes, or net-zero/energy positive buildings are a plus


Essential Duties and Responsibilities:

  • Quantity take off in 2D and 3D applications.
  • Analyze plans and specifications to understand labor, material, and equipment costs to prepare professional and accurate cost estimates in the schematic, design development, and construction document phases of
  • Understand and develop unit costs accurately.
  • Promote customer relations with owner and design team.
  • Develop and maintain relationships with subcontractors.
  • Growth in market knowledge and market pricing.
  • Soliciting subcontractor pricing and verifying scope of work.
  • Create appropriate bid packaging/scopes of work that align with the project.
  • Maintain and implement review system intended to assure that the design, engineering, equipment, materials, and labor comply with the contract, and the quality of work meets the required standards.
  • Monitor the planning and permitting of approval processes and contractual obligations 
  • Ensures the flow of project information is maintained and documented.
  • Show good judgment in reporting and solving problems.
  • Preserve company confidentiality and reputation.
  • Maintain a positive attitude and cooperative working relationship with all employees.
  • Perform all duties in an independent and expeditious manner with minimal supervision and demonstrate good planning skills.
  • Show initiative in taking on additional duties and responsibilities as schedule allows.
  • Assisting Business Development with preparation of technical proposals as well as preparation and delivery of oral presentations.
  • Assist the VP of Estimating & VP of Charlotte in the prep and review of projects.
  • Assist the VP of Estimating & the VP of Charlotte in assigning responsibilities for the estimating team and performs other related duties as needed.
  • Adheres to all J.M. Cope Policy & Procedures


Relationships:

  • Interacts with VP of Charlotte and the VP of Preconstruction
  • Interacts with staff, leadership and is a representative of the company.


Physical Requirements:

  • Prolonged periods of sitting at a desk and working on a computer.
  • Must be able to lift 15 pounds at times.
  • Must be able to visit job sites (if required)
  • This is a full-time position. Typical days and hours of work are Monday through Friday, 8:00 a.m. to 5 p.m. as well as, evening and weekend work that may be required as job duties demand. Overtime may be required to meet project deadline.
