Job Title: Plant Maintenance Technician

Reports To: The Chief Plant Operator

FLSA Status: Non-Exempt

Pay Grade: 4

Approved By: General Manager

Approved Date June 30, 2022

SUMMARY Assists in the maintenance of water and wastewater structures owned and operated by the Hot Springs Village Property Owners Association. This will include all facilities and physical structures within the Village. Requires valid Arkansas driver’s license and clean driving record with proof of liability insurance.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

  1. Maintain components of physical facilities of the Hot Springs Village Property Owners Association (POA) treatment facilities.
  2. Have technical knowledge, ability, and training to:
    1. Be able to perform general carpentry, trim and related activities
    2. Be able to assist in performances of heating, cooling and refrigeration,roofing, and other general maintenance activities
  3. Have general knowledge of electrical and plumbing.
  4. Be able to climb ladders and clean roofs and gutters.
  5. Must have general knowledge of sheetrock repair and painting.
  6. Be able to perform an inspection on all the facilities looking at the exterior and interior of the facilities to see any problems or things that are not in good working condition and make a written report.
  7. Must be able to work by themselves on any given task.
  8. Must be knowledgeable on OSHA safety regulations.
  9. Maintenance of tools and equipment and proper use of tools.
  10. Assist in maintenance of materials.
  11. Assist in maintenance of inventory.
  12. May be required to drive POA vehicle or personal vehicle while conducting POA business.
  13. Mowing and weed eating.
  14. Regular attendance is required.

EDUCATION and/or EXPERIENCE High school diploma or general education degree (GED).


LANGUAGE SKILLS Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.

MATHEMATICAL SKILLS Ability to add, subtract, multiply, and divide in all unites of measure, using whole numbers, common fractions, and decimals.

REASONING ABILITY Ability to apply common sense understanding to carry out simple one- or two-step instructions. Ability to deal with standardized situations with only occasional or no variables.

CERTIFICATES, LICENSES, REGISTRATIONS Requires a valid Arkansas driver’s license and clean driving record with proof of liability insurance.

While performing the duties of this job, the employee is regularly exposed to moving mechanical parts and risk of electrical shock. The employee is frequently exposed to wet and/or humid conditions and outside weather conditions. The employee is occasionally exposed to high precarious places; fumes or airborne particles; and vibration. The noise level in the work environment is usually moderate. This is a safety-sensitive position.
