Summary

Works under the direction of Maintenance Supervisor for the Memphis Housing Authority (MHA). The Lead Maintenance Technician is responsible for routine repairs and necessary replacements to maintain the properties of the Memphis Housing Authority and to assist in other phases of maintenance work as directed.

All activities must support the MHA (or “Authority”) mission, strategic goals, and objectives.

Essential Duties and Responsibilities

Complete work orders of electrical, carpentry, plumbing, appliance repair, painting, and other typical apartment repairs.

Support the Maintenance Supervisor with daily work orders, unit turns, preventative maintenance, and any other duties assigned.

Maintain and upkeep of maintenance shop for inventories on parts, tools, and supplies.

Close out work orders electronically and manually.

Use proper protective equipment when necessary and follow safety procedures.

Adhere to the dress code as established by management.

Must attend additional training as deemed necessary by MHA.

Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.

Other duties as assigned.

Education and/or Experience

Must have a high school diploma or GED. Two years’ experience in residential maintenance and HVAC certification required.

Technical Skills

To perform this job successfully, the employee should have knowledge in the areas of carpentry, plumbing, appliance, electrical, and other typical residential repairs.

Physical Demands

This position requires a considerable amount of standing, walking, bending, climbing stairs and ladders. Must be able to carry numerous hand tools, supplies and materials throughout the day. Must be physically able to lift-up to 50 lbs. Must be able to work outdoors during all types of weather conditions and changing temperatures. However, employees are not required to work outside during inclement weather except in cases of emergency or when it becomes necessary to maintain or restore essential services to tenants.

Skills and Abilities

To perform this job successfully, the employee must have knowledge of basic accounting functions, Fair Housing guidelines, customer service experience in hospitality or the customer facing industry.

Strong communication skills to effectively interact with residents, vendors, and team members.

Dependability, reliability, and professionalism in following through with responsibilities and requests.

Required to maintain a vehicle, valid state driver’s license and current insurance.

Use of own vehicle may be required.

Must be available for emergency on call rotation as required.

Maintains a professional image and attitude.
