Job Title: Property/Landscape Manager, LA

Reports to: Director Construction and Residential Projects

Location: Hollywood Hills, CA

Salary: 150-175K 401k and Health

Job Summary

This opening is heavily skewed toward land and hardscape restoration.

The Property Manager works as an extension of the office family management team to seamlessly execute all operations for a private estate in Los Angeles, CA including: restoration, construction, daily house management, maintenance and improvement, and landscaping. Acting in the capacity as the owners representative in their absence, the Property Manager will execute the Principals vision for the home and ensure all day-to-day operations of the estate are running smoothly and efficiently. The Property Manager is professional, reliable, and responsive, wears many hats, is a stickler for details, enjoys problems solving, and provides exceptional service to the Principal/family and guests, while upholding the utmost respect for boundaries, privacy, and confidentiality at all times.

Responsibilities include but are not limited to:

Ensures home is prepped and ready for the Principal/family and guest arrival; available to the Principal and family while in residence.

Ensures house and grounds maintenance is performed properly and ready for the Principal/Family and guest arrival.

Ensures all amenities are maintained and working properly for the Principal/Family and guests.

Maintains Landscaping and ensures plants are cared for in a meticulous manner for a native setting.

Hires, schedules, coordinates and oversees routine and emergent vendors, accounts, contractors, workers, repairs of the home, and landscaping; frequently makes minor home repair decisions with Principals best interests in mind.

Consults with Director on non-routine and/or large-scale household and repair decisions.

Identify, contract, and engage appropriate resources to execute restoration, maintenance and improvement plans; establish and maintain partnerships with third party contractors where appropriate and take appropriate action to assess and improve the performance of such suppliers.

Executes Principals environment sensitive goals from minute details to broad scope vision.

Creates and maintains checklist system for managing maintenance standards and ordering of the equipment and supplies.

Ensure efforts are made to reduce the operational consumption of resources and manage waste through environmentally sensitive practices.

Procures supplies and keeps levels stocked for the home; maintains and services equipment and vehicles.

Oversight for all rubbish disposal and removal.

Oversees all areas of security for the estate.

Develops a detailed property manual of daily, weekly, monthly and annual property responsibilities and checks.

Ensures appropriate estate records of inspections and work performed are documented and retained.

Participates in property calls with the administrative team and/or Principal and CAO.

Maintains Property calendar with updates and accurate information.

Provides timely updates and reports regarding service performance, issues, and work in progress to the Director of Properties.

Assists in the preparation of the annual budget and monitors and controls costs against budget throughout the year; monitors utilities usage.

Organizes special events as requested.

Directs landscaping team with high level of detail; Additional grounds keeping and horticultural responsibilities as needed.

Qualifications:

Minimum of 10 years of domestic property landscape maintenance / management experience on a private estate.

Highly organized and detail oriented with exceptional commitment to daily responsibilities.

Proactive attitude and approaches problems with a sense of possibility.

Highly organized, structured, and a keen attention to detail is a must.

Always striving to improve the way things are done so they are most efficient.

Courteous, pleasant demeanor, extremely discreet, honest, non-obtrusive, and responsible character.

Extraordinarily service oriented and implicitly understands the nuances of providing invisible levels of customer service.

Seasoned ability to follow Principals specific requests and anticipate needs.

Exceptional communication skills including but not limited to speaking, interpersonal, and written correspondence.

Proven experience with successful project management.

Ability to multitask and remain calm in the face of unexpected challenges.

Flexibility with hours and scheduling; willing to work long hours and at times, on short notice.

Expertise in horticulture, landscaping, with a knowledge of home maintenance and protocols a plus.

Creative, persistent, and thorough research techniques.

Fluent in English.

Valid Driver's License required; confident driver with a clean driving record.

Flexibility to be accessible 24/7; commits to prioritizing the needs of the Principal and his family.

Savvy with Mac, MS Office Suite, Google Docs, iCloud, Dropbox, and Box.Com.

Physical requirements include ability to push, pull or lift up to 50 pounds.
