Job Description

POSITION SUMMARY:

Stream Realty Partners is seeking a Financial Manager of Property Management in Denver, Colorado to provide financial reporting and analytical support to the office portfolio property management team management team in Denver, Colorado. Initially, the role will work closely with the Vice President of Property Management and be actively involved in financial reporting and analysis activities for an office portfolio.

The role of the Financial Manager is considered an integral position within the office portfolio property management team. The role will be more heavily focused on ensuring financial reporting accuracy and that adherence to the client's budgeting, forecasting, and reconciliation guidelines are met. ESSENTIAL DUTIES:
  • Preparation of various monthly and quarterly reporting packages, including but not limited to: expense accruals, variance analysis, cash flow analysis, capital expenditure analysis, budget reforecasting, etc.
  • Manage accounts payable and process invoices timely on a weekly basis.
  • Prepare and administer monthly tenant bill backs. Ensure accuracy of tenant charges, monitor A/R, and provide guidance and assistance in collection efforts.
  • Assist in tenant lease administration, including rent roll updates and preparation/review of lease abstract activity.
  • Communicate daily with Vice President of Property Management. Meet regularly to discuss status of leasing and projects and identify potential variance and reforecast items based on operational knowledge of the portfolio.
  • Assist in preparation of annual budget package.
  • Prepare annual expense reconciliations.
  • Work with Property Manager to understand and track all projects and funding.
  • Respond to client and/or Property Manager inquiries on a timely basis.
  • Other duties as assigned to ensure operational success.

GENERAL TIMELINE OF ESSENTIAL DUTIES:

Daily
  • Approve all invoice coding by administrative team members
  • Approve all tenant ledger batches (cash receipts, tenant bill-backs, misc income) by administrative team members

Monthly
  • Completion of financial reporting components including:
    • variance analysis
    • executive summary
    • review of A/R notes completed by the administrative team
    • review and addition of monthly accruals (initially completed by stream accounting)

Quarterly
  • Complete quarterly property financial reforecasts in Kardin

Annual
  • Complete annual property budgets in Kardin
  • Complete annual tenant operating expense reconciliations in Kardin


Qualifications

KNOWLEDGE / SKILLS / ABILITIES / EXPERIENCE / EDUCATION:

  • 5+ Years' Experience in Commercial Real Estate
  • BS in Finance or Accounting, MBA a plus
  • Proficiency in MRI, Kardin, AvidXChange
  • MS Office proficiency, mastery of Excel a plus
  • Financial acumen and experience preparing and interpreting monthly financial packages for owners.
  • Experience creating and executing annual property operating budgets and capital budgets.
  • Experience reconciling tenant annual CAM expenses.
  • Excellent verbal and written communication skills and track record of established relationships with coworkers and clients.
