JOB DESCRIPTION – MAINTENANCE LEAD

Position: Maintenance Lead
Reports to: Maintenance Superintendent/Property Manager

Responsibilities:

The maintenance lead is responsible for the overall maintenance of the property. This position includes but is not limited to the following list of specific tasks:

  • Manage the day-to-day operations of the site.
  • Review and complete work orders, make ready units and custodial tasks.
  • Schedule and oversee all contract work such as painting, exterminating, landscaping, HVAC, roofing, masonry, concrete, etc.
  • Complete maintenance projects. Projects can include: light electrical repairs on items such as appliances, fixtures, switches, outlets, circuits; light plumbing work such as clear stoppages, replace fittings; carpentry work such as fitting doors, replace and build shelves, clean, strip & wax floors.
  • Complete the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
  • Comply with Fair Share Housing Development’s safety and risk-management policies by attending and participating in the property’s routine safety meetings, complete required training on safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
  • Oversee and be responsible for stock/inventory control and utilization of maintenance materials and equipment.
  • Assist the property manager in scheduling and completing annual apartment inspections.
  • Assist in apartment move-in and move-out inspections.
  • Keep accurate records regarding preventive maintenance, work orders, apartment turnovers, annual inspections, inventories and purchase orders.
  • Ensure the overall maintenance and cleanliness of the Management Building and other common areas is completed daily.
  • Periodically inspect all units, buildings and common areas with the property manager and/or leasing agent using the FSHD standard Loss Control Site/Safety Form.
  • Ensure storage areas and entrances are locked and adequate lighting in those areas is maintained.
  • Manage and participate in on-call emergency schedule for evening, weekend and holiday coverage, trash removal (Northgate location) and snow removal.

Qualifications:

Incumbents must be able to:

  • Stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas, work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance, valid driver's license and work a flexible schedule which includes taking “emergency calls” during evenings, weekends and holidays.
  • High school diploma, GED or related experience and/or training in maintenance and supervisory experience.
  • Practice proper safety techniques in accordance with company policies and procedures.
  • Working knowledge in plumbing, electrical, carpentry and landscaping maintenance.
  • Have knowledge regarding water and gas meter shut offs, all apartment and fixture shut offs, sewer clean outs and post site map of same.
  • Properly utilize hand-held tools and equipment.
  • Have constant knowledge regarding contracts and suppliers and their services and goods.
  • Follow established procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to areas of responsibility and reporting violations or infractions to appropriate individual(s).
  • Must have computer skills.
  • Must be able to supervise and motivate your team.
  • Must be able to direct/implement the maintenance program of the entire property.
  • Must have a valid driver's license (NJ or PA preferred) and reliable vehicle.
  • Must be able to answer and respond to after-hours emergency calls.
  • Pass a pre-employment background screening.
