Position: Maintenance Technician

Department: Operations

Reports to (Position): Community Manager

Employment Classification: Non - Exempt

GENERAL SUMMARY:
The Maintenance Technician is responsible for diagnosing maintenance issues, making repairs, and completing maintenance requests in a timely manner. The Maintenance Technician will also be responsible for maintaining the overall condition of the apartment community including the grounds and common areas and to provide a quality living environment for residents. Successful Maintenance Technicians will be customer service focused, possess a sense of urgency, and be responsive to resident and team member needs.

JOB DESCRIPTION:

PRIMARY DUTIES AND RESPONSIBILITIES:
• Performs maintenance duties including work orders and preventative maintenance activities, with minimal supervision consistent with company policies and procedures and direction from supervisor(s), completes documentation and necessary paperwork in a timely, accurate, and complete manner to document and track maintenance activities
• Ensure that apartments are ready for occupancy by performing various and as needed electrical, HVAC, plumbing, carpentry, and other miscellaneous maintenance and repairs necessary or directed
• Maintenance of grounds, common areas, and amenities by picking up trash and debris, pressure washing breezeways and commons areas, general cleaning as needed and other areas as directed
• Compliance with company standards and applicable laws including but not limited to; Fair Housing, OSHA, Landlord Tenant, Local Building Codes, OSHA, and EEOC. Attend and participate in company safety meetings and required trainings and other safely related laws and requirements, and by reporting accidents and incidents promptly in an accurate manger
• Report known safety hazards, equipment, and customer concerns to supervisor

• Respond quickly to emergency situations during work hours and on-call coverage on site location where living when housing agreement applicable
• Follows established process for inventory of supplies and materials at the community, by tracking inventory used, returning unused inventory, and notifying supervisor about re- ordering needs. Supports cost saving initiatives by fixing rather than replacing parts when possible and not being wasteful with materials and supplies
• Maintains high levels of customer service for prospects, residents, vendors, and associates
• Perform other duties as assigned

SKILLS:

• Ability to effectively communicate with residents, vendors, and individuals across the organization, includes ability to communicate effectively in English
• Proficient knowledge of electrical, plumbing, appliance repair, and basic hand/power tools
• Knowledge of environmental hazards including asbestos, lead based paint, moisture intrusion, and radon
• Outstanding orientation for customer-service with the ability to stay calm when addressing customer problems
• Ability to prioritize demands, organize time and resources to deliver solid and consistent results for the business and bring assignments to successful completion
• Ability to be “on-call” at work site location where housing agreement applicable when requested and respond promptly to service emergencies
• Punctuality and regular attendance as scheduled
• Basic Computer Skills required to place online orders, respond to emails, take company trainings, access timecards, and access companywide emails
• Ensure compliance with time management policies including meal and rest periods

PHYSICAL ABILILTIES AND WORKING ENVIRONMENT

• Constant activity that requires intermittent bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight materials) up to twenty-five (25) pounds independently and fifty (50) pounds with assistance, and climbing ladders/stairs.
• Requires manual dexterity to operate small motorized equipment
• Must have normal range of heading, vision, and perception for proper operation of machines and equipment
• The noise level in the work environment is usually moderate. Requires occasional work where the sounds and noise levels are distracting or uncomfortable.
• Must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet)
• Requires the use of appropriate safety equipment as required including back belts, goggles, masks, and gloves
• Ability to solve problems and prioritize workloads


QUALIFICATIONS:

• High School Diploma or equivalent required
• Three to five years industry or maintenance related experience
• One to two years of Supervisory experience
• Relevant certification preferred (EPA, HVAC, CPO)
• Valid California driver’s license and Proof of Insurance per Company Policy
• Bilingual skills a plus

SPECIAL POSITION REQUIREMENTS:
• Must have and maintain a valid California driver’s license, vehicle insurance coverage limits, and driving record in compliance with Company policy
• Ability to travel within and outside the county as needed

*For On-Site Maintenance Associates:
Depending on the size of the property a Maintenance Associate may be required to live on-site as a condition of employment. Housing agreements will be provided with additional information and requirements for on-site employees.
