Lead Maintenance Technician

Role: Perform maintenance service and/or repairs including but not limited to plumbing, carpentry, concrete, masonry, electrical repairs/installations, and equipment maintenance for all buildings. Estimate time and materials required to complete various repairs/projects and pick up required materials. Supervisory responsibilities include prioritizing and assigning workflow and job tickets to maintenance staff. The Lead Maintenance Technician will complete these repairs and perform preventative maintenance as required for the general upkeep of the building and grounds of 1st MidAmerica Credit Union properties either individually or with the assistance of maintenance personnel. Perform all work under the general supervision of the Facilities Manager, OSHA safety standards and procedures, and industry standards.
Essential Functions & Responsibilities:25%Develop knowledge and skills necessary to run construction jobs with contractors. Increase knowledge of systems used by the credit union such as fire alarm operations, HVAC, lighting, and irrigation to take a lead role in preventive maintenance and repair. Stand-in for Facilities Manager during vacations and situations where Facilities Manager is conducting business with another vendor.20%Perform construction skills including but not limited to building walls, installing door frames and doors, dry wall, wallpaper, paint, drop ceilings, carpet, composite/ceramic tiles, masonry, concrete installation, and repairs15%Repair, retrofit and install indoor and outdoor lighting fixtures. Trouble shoots lighting fixtures to repair tomb stones, ballasts, bulbs, and related equipment. Evaluate lighting fixtures, bulbs to perform repairs or replace lighting fixtures with LED systems. Use a variety of hand and power tools, electric meters etc. for trouble shooting and making repairs.10%Monitor, update and self-generate maintenance log tickets for required work. Communicate with Facility Manager, Branch Manager and Assistant Managers when performing maintenance and repairs to the buildings at each location.10%Maintains adequate inventory of supplies and maintenance materials used at each location while performing maintenance, repairs, or renovations at each building. When performing work you will maintain tools, equipment, and company vehicle in a professional manner.5%Responsible for reconciling, credit card statements with receipts in chronical order with the visa statements and visa expense forms. Assist in gathering bids and proposals for upcoming years fix assets budget for the facilities department.5%Follow the industry safety standards, policies and standards in a secure manner while performing maintenance, repairs to the buildings and driving company vehicles.5%Respond to telephone, instant messages, cell phone and/or pages from staff for emergency assistance.5%Performs other job related duties required or assigned.

Knowledge and Skills:ExperienceThree years to five years of similar or related experience.Education(1) A two-year college degree, or (2) completion of a specialized certification or licensing, or (3) completion of specialized training courses conducted by vendors, or (4) job-specific skills acquired through an apprenticeship program.Interpersonal SkillsWork involves contact with persons beyond immediate associates regarding routine matters for the purpose of giving or obtaining information which may require some discussion. Outside contacts take the form of service to the public (members or vendors), requiring ordinary courtesy in providing assistance and information.Other SkillsGood communication skills both written and oral.
