Job Responsibilities
Overall hands-on supervision and administration of the Special Projects Department to include complete supervisory responsibility of special projects staff. Areas of responsibility include, interior and exterior repair of projects as assigned. They are enforcing adherence to environmental and OSHA regulation policies and procedures.
1. Conduct all communications with our customers, prospects, applicants, residents, or coworkers in a manner consistent with the Company's Customer Service Program and philosophy.
2. Ensure adherence to all company policies and procedures.
3. Maintaining personnel strengths (hire and termination recommendation) and pay rate scales as requested by the Vice President of APM.
4. Ensuring that the exterior areas of all buildings, parking lots, pools, and grounds are maintained to a high degree.
5. Supervision of interior work.
6. Noting and making suggestions on areas of improvement that would enhance the appearance of the property(s). 7. Reviewing, understanding, complying, and ensuring compliance with the Operations and Maintenance (O&M) Plans for Lead-Containing Coatings and for Asbestos Containing Materials, Lead and Asbestos Work Practice Manuals, Respiratory Protection Program and the Hazard Communication (HazCom) Program.
8. Fulfilling training requirements as dictated by this job description and the environmental training requirements notes in the following section, all in accordance with the plans, programs, and manuals cited in #7 above.
9. Adhering to and supervising work practices as outlined in the Asbestos and Lead Work Practice Manuals and the HazCom Program (MSDS recommendations) as applicable.
10. Participating in, implementing, and enforcing requirements of the Respiratory Protection Program.
11. Complete all projects as required.
12. Other duties as assigned
Requirements
1. Education: High School diploma or equivalent.
2. Experience: 7 years' experience in general and exterior service (for apartments required) including 5 years of supervisory experience.
3. Must have a valid driver's license within the state of residency and an acceptable driving record.
4. Universal EPA or Type !! certified, preferred.
5. Ability to work onsite and travel as needed
