JOB SUMMARY:

Under limited supervision: Analyze and processes (administers) all of Bank’s residential and commercial foreclosures. Maintains appropriate reports and files required by banking regulators.

ESSENTIAL FUNCTIONS: Fundamental Duties

1. Manages all foreclosure activities on the Bank's delinquent commercial and consumer real estate loans.

2. Prepares status reports for management on foreclosure activities. Maintains monthly investor reporting for investor loans in foreclosure.

3. Prepares payoff and requests for reconveyance on loans assigned to the Loan Adjustment Department Tracks for payment and submits paid off loans to Loan Services for reconveyance.

4. Maintains foreclosure files on assigned loans.

5. Initiates all accounting paperwork generated through various stages of action.

Marginal Functions:

6. Participates in special projects and job-related duties as assigned.

MINIMUM KNOWLEDGE, PRIOR WORK EXPERIENCE, AND SKILLS NEEDED TO PERFORM JOB FUNCTIONS:

Requires previous commercial, real estate, and/or consumer collection experience where incumbent has successfully performed foreclosure activities. AA degree in finance, accounting, or related field highly desirable. Strong analytical, communication, interpersonal, organizational, and negotiation skills required.

PHYSICAL DEMANDS:

Occasional physical property inspections required (driving necessary).

MENTAL DEMANDS:

• Read and interpret real estate appraisals and contracts.
• Analyzed and apply regulations related to lending, foreclosure, and collection activities.
• Prioritize multiple demands, assignments, maintains composure and completes task within required time frames.
• Communicate findings, recommendations, and actions to be pursued both verbally and in writing.

EQUIPMENT USED TO PERFORM FUNCTIONS:

Microsoft based computers, calculator, telephone.

DECISION MAKING: (Give examples of decisions and recommendation made by incumbent)

Determines when to terminate legal proceedings and recommend settling loans.

Internal: LAD, Residential RE, Credit Administration staff, Loan Services Department.

External: Borrowers, attorneys, foreclosure trustees, title companies, real estate brokers.
