Maintenance Worker

Primary Purpose: The Maintenance Worker is responsible for ongoing maintenance, repairs, development and implementation of preventative maintenance plans at all properties. Communication, prioritization and coordination with the Program Directors and various sites are essential.

Perform work involving maintenance skills to keep mechanical equipment and buildings and grounds of the Agency in repair and order. Duties include carpentry, repairing mechanical equipment and painting. Maintain grounds of the property using hand/power tools and equipment, which may include any combination of the following: sod laying, mowing, trimming, planting, watering, fertilizing, digging, raking, and snow removal.

Duties and Responsibilities:

• Maintain internal facility maintenance logs required by OASAS, OSHA, and local, state, federal, and/or insurance inspections. Assure facilities are "inspection ready" at all times. Responsible for OSHA compliance as it relates to facilities and equipment. (i.e. Fire Safety, Means of Egress, signage, Haz-Mat, PPE, Building Code, etc.)
• Assist Facility Director with coordination and prioritize work requests.
• Assess and maintain all maintenance equipment and supply inventories.
• Perform basic maintenance duties for all ACCA properties including:

- Plumbing: un-clog sinks, toilets, showers and tubs; repair/replace toilets, faucets

- Electrical: repair/replace broken switches/plugs/fuses; replace smoke detectors

- Carpentry: repair/replace damaged wood trim; make doors/windows operable (including sash cords); repair/replace door/window hardware

- Glazing: replace broken door/window glass

- Painting: exterior and interior

- Drywall repair

- Carpet cleaning/shampooing

- Preventative maintenance on all HVAC systems, vehicles, and appliances

- Building and equipment safety issues

• Process maintenance work orders through completion
• Assist Program Directors with cleaning issues, replacement of appliances, equipment, weather/storm related issues, checks and balances for oversight of equipment, building.
• Mows lawns, trims and picks weeds and cleans flower beds as needed.
• Waters lawns, trees, and plants, using portable sprinkler system, hose, or watering can.
• Assist in Snow removal.
• Oversee the installation, moves, repairs, and/or removal of equipment and utilities within facilities.

Licenses, Certificates, or Registrations: Valid New York State driver license.

Knowledge Required: Knowledge of machines and tools, including their designs, uses, benefits, repair, and maintenance. Knowledge of materials, methods, and the appropriate tools to construct objects, structures, and buildings.
