Job Description

SUMMARY:
The role has the responsibility of independently performing a wide variety of general facility (mechanical, lighting, hardware systems) maintenance repairs as well as light administrative work to document activities. The candidate must be an effective collaborator on all levels in the organization. It will also be required for the candidate to be available to assist with building evacuation, severe weather, and fire alarm drills for tenants. The desired candidate should have a fundamental knowledge of state and local codes and must maintain a current driver’s license.
ROLE RESPONSIBILITIES:
• Responsible for the overall maintenance of property’s major HVAC, plumbing, life safety and electrical equipment at Truist Plaza and Garden Offices
• Perform routine inspections and perform preventative maintenance on building equipment as scheduled by PM software system, updating system as work orders are complete, running reports, as necessary.
• Test and treat building water features & service pool equipment daily, changing filters/cleaning strainer baskets to maintain proper operation and chemical balance.
• Install and repair various types of electrical fixtures, devices including lamps, ballast, switches, receptacles, breakers, etc.
• Operate pumps, reset dry valves, and isolate sprinkler system zones as needed.
• Troubleshoot problems in plumbing system, irrigation systems, HVAC, electrical, generator and roof & drainage systems.
• Monitor BAS system to ensure optimum space temperatures and adjust thermostats and control systems when needed.
• Assist with any Truist-related mechanical maintenance issues when required.
• Perform minor interim leak repairs to roof and windows.
• Test and treat central plant water system to ensure that protection is adequate, and operation is efficient. Clean cooling towers twice annually.
• Provide training to other technicians and assist with overflow of service calls as necessary.
• Assist with emergency preparedness and response, along with building shutdowns.
• Foster a positive and productive working relationship with teammates and customers in the building to ensure the best customer service experience and overall customer satisfaction.

REQUIREMENTS, EDUCATION, KNOWLEDGE AND SKILLS:
• High School diploma or equivalent (GED) required.
• Accredited vocational school degree in HVAC or electrical maintenance is desired.
• Certificates, licenses, registrations: EPA refrigerant transition recovery certification required.
• Six + years related experience repairing, maintaining commercial building equipment.
• BOMA technician certification program preferred.
• Language skills: Ability to read and comprehend technical instructions, short correspondences, and memos. Must have good written correspondence skills. Ability to effectively communicate verbal information in one-on-one and small group situations.
• Mathematical skills: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
• Reasoning ability: Ability to apply common sense understanding to conduct instructions furnished in written, oral or diagram form. Ability to deal with problems involving concrete variables.
• Initiative-taker with the ability to read and understand building plans and specifications and be able to prepare informative reports in a clear, concise manner.
• Must be able to prioritize and organize workload and work in a team environment.
• Must be able to use the following tools: Traditional hand tools, VOM, ammeter and megohmmeter. Must be able to identify different pipe, bolt, screw, and wire sizes, as well as material types.
• Must be computer literate with good working knowledge of Microsoft Office, Excel, Outlook, Internet Explorer and effective in utilizing handheld smartphone devices. Knowledgeable with Angus or other online service request system preferred.
• Be available for occasional night, weekends or holidays as required for building shutdowns and weekend watch duties every six weeks.
• Regularly required to stand; use hands to finger, handle, or feel objects, tools, or controls; reach with hands and arms; stoop, kneel, crouch or crawl; talk or hear; and taste or smell.
• Must be able to frequently walk, sit, climb and or balance themselves.
• Must have the ability to occasionally lift and/or move up to fifty pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
