Requirements for the Position

FACTOR 1: Construction/Inspection Experience - The CI shall demonstrate an in-depth knowledge of building and construction trades since detailed inspections must be made to ensure the required quality of workmanship. Demonstration of knowledge may be reflected by the education, certifications, or previous experience in the candidate’s resume. Candidates will receive higher ratings if certificates, training records, etc. attained within the last 10 years are provided. In-depth knowledge of building and construction trades may be demonstrated by previous experience of installation/repair tasks or inspection duties in several of the building trades (i.e. structural, mechanical, plumbing, electrical, architectural, civil, etc.).
FACTOR 2: Experience working on Federal projects - The CI shall be capable of reading contract drawings and specifications. The CI shall have a minimum of ten (10) years of applicable experience on similar construction projects (i.e. design-build contracts, commercial buildings, and waterfront). Additionally, the CI shall have a minimum of two (2) years of work experience on Federal Government construction projects as a government CI or Contractor Superintendent or Quality Control Manager.
FACTOR 3: Experience with related project type - The CI shall have experience with the construction of administrative/office buildings. It is preferred due to the nature of the project. CI will be rated higher if experience is shown with buildings that include complex security features, environmental requirements, and safety in last 10 years of 2 projects of similar size or value. Clearly show/highlight those two projects

Scope the Construction:

The project consists of construction and renovation (updated for code compliance) portions of Annex D, Chase Hall to include new slate roof and new windows. Renovations are as follow:

· New Heating, ventilation, and air-conditioning

· New fire detection/alarm system and Mass Notification System (MNS)

· Installation/replacement of a fire protection sprinkler system

· Communication systems modernization

· Electrical systems modernization

· Interior finishes repairs and modernization

· Abatement of asbestos containing building material

· Encapsulation/disposal of Lead Based Paint (LBP)

· Toilet/shower spaces (including ADA toilets and showers)

· Fire protection/alarm systems

· Replacement of existing elevator

· New CCTV system for all corridors, all stairwells, all stair landings, and basement areas

· Roof repair where existing rooftop mechanical equipment/penetrations will not be reused.

· Various exterior building envelope modifications such as louver installations in existing masonry and cast-concrete walls or at existing window locations

· Installation of ice breaks on the slate roof

· New berthing room furniture

· New accessible ramp
