Job Description

G&M WORKS LLC is a Well-established and growing, Construction Contractor, working for high-end developers in NYC and metro area.  We are looking for a professional and collaborative SENIOR PROJECT MANAGER to join our team who can deliver quality work while effectively managing multiple jobs while providing a high level of leadership.  

MUST HAVE  5+ years experience as a Senior Project Manager INCLUDING Heavy Civil

The Senior Project Manager will provide onsite direction and ensure that the projects are completed to meet a high-quality standard, managed safely, on schedule and within budget. This includes the overall responsibility for estimating, budget, purchasing, subcontractors, project team, labor crews, schedules, contract compliance safety, permits, quality of work, conformance to drawings & specifications, problem solving, document preparation and tracking, project closeout, and owner and client satisfaction.

RESPONSIBILITES INCLUDE, But not limited to:

  • ·         Participates in the estimating process and material take-offs using Bluebeam and CAD software
  • ·         Responsible for preparing build as per contract scope, reading and interpreting drawings
  • ·          Review contract, specifications in their entirety; identify and resolve discrepancies
  • ·         Prepare and / or assist in site layouts and identify and resolve issues of concern
  • ·         Determines the suppliers and the subcontractors obtaining pricing from multiple sources
  • ·         Develops project schedule with teams and ability to adjust in changing environment.  Thinking and planning ahead
  • ·         Timely Requisition of equipment, material deliveries and sub-contract work as required
  • ·         Plan and perform complex or technical work requiring sound judgement and decision-making, including shop drawings                when necessary
  • ·         Monitor construction progress and utilizes expertise to ensure work is correct, safe, and meets the intent of the drawings            and all necessary permits are in place
  • ·         Optimizes the operations means and methods with the project managers, engineers and architects in the progress of the             build to meet the objectives. Recommends and proposes technical solutions
  • ·         Assists in preparation and maintain technical submittal list
  • ·         Prepares and conducts weekly site meetings with crews and subs to discuss scope, scheduling, performance issues and            concerns
  • ·         Provide weekly project updates to owners
  • ·         Completes project budgets and is responsible for budget control and expenses
  • ·         Prepares and keeps records and logs of scope changes, RFIs and negotiates change orders, working with the Project                 Manager, Site Supers and follows up for client approval and billing
  • ·         Responsible for AIA timely billing including monthly and overall budget balancing
  • ·         Approves vendor invoices for payments and resolves outstanding discrepancies
  • ·         Responsible for submittal of monthly Job Cost projections and accuracy of those reports
  • ·         Provide proper correspondence with and maintains professional and comfortable relations with clients such that all                      project issues are handled in a clear, concise and friendly manner
  • ·         Maintains records and files per G&M Works LLC document control requirements and requests.
  • ·         Manage document control to include submittal schedules, contract documents, project record drawings, correspondence,            etc
  • ·         Writes and reviews daily reports and progress photos
  • ·         Comply with notice requirements such as inspections, survey staking, joint measurements with owner and/or engineer,                 utility locations and adjustments, testing, claims, etc
  • ·         Issue correspondence to subcontractors and vendors when revised plan and/or specifications affects products or services
  • ·         Assist with project closeout
  • ·         Perform additional assignment's per ownership direction
  • ·         Hands on knowledge of all aspects of construction and ability to be hands on when needed
  • ·         Actively participates in the training of all newly onboarded Project Managers in G&M Works standard operating                            procedures and team building while leading by exemplary representation of the G&M Works mission of quality and                      exceptional service
