We are seeking an elite, forward-thinking Senior Commercial Property Manager to join our growing, collaborative team.

    Position Overview:

    The Senior Commercial Property Manager will take a leadership role in overseeing the comprehensive operational, financial, and relational management of a diverse commercial portfolio (Office, Medical, Retail, and Industrial). Acting as a vital bridge between property owners, tenants, and vendor networks, you will maximize asset value, protect project longevity, and ensure daily operations align seamlessly with client objectives.

    The ideal candidate will have deep knowledge of the North Carolina commercial real estate landscape, an analytical mindset for operational budgeting, and a relentless commitment to positive tenant relations.

    Key Responsibilities:

    • Day-to-Day Operations & Oversight: Direct daily property operations across the assigned portfolio, maintaining Class-A standards of excellence, safety, and aesthetic appeal.

    • Financial Management & Support: Oversee full operational and capital budgeting processes. Review detailed financial reporting, track variance, and perform critical cash flow analyses regarding new/renewing leases.

    • Tenant Relations & Retention: Cultivate deep, trust-based relationships with tenants. Serve as the primary point of contact for complex tenant needs, implementing retention programs that preserve high occupancy rates.

    • Vendor Management & Contract Procurement: Lead vendor contract bidding, negotiations, and administration. Actively audit vendor performance to ensure cost-efficiency, safety, and quality craftsmanship.

    • Lease Administration: Enforce lease provisions, monitor compliance, and manage administrative workflows securely and precisely.

    • Project Management Oversight: Partner closely with internal associates and Cape Fear Building Maintenance to manage capital improvements, interior/exterior repairs, and tenant upfits from shell to turnkey execution.

    • Emergency & Storm Readiness: Execute strategic risk management protocols, including seasonal hurricane and severe storm preparations unique to the coastal Carolina region.

    Qualifications & Experience

    • License: Must hold an active North Carolina Real Estate Broker License (or be capable of obtaining reciprocity immediately).

    • Experience: Progressive experience in commercial property management (Office, Industrial, or Retail experience required).

    • Education: Bachelor’s degree in Business Administration, Finance, Real Estate, Marketing, or a related field preferred.

    • Designations: BOMI Real Property Administrator (RPA) or IREM Certified Property Manager (CPM) designation is highly desirable.

    • Technical Skills: Proficiency in industry-standard property management and accounting software such as Yardi, and strong fluency in Microsoft Excel.

    • Local Alignment: Strong familiarity with the Wilmington and Southeastern North Carolina market landscape.

    • Core Competencies: Elite communication skills, high emotional intelligence, meticulous attention to financial detail, and a reputation for integrity and discretion.
