Job Description

Job Summary

JRK is seeking a motivated Lead Maintenance Technician to join our team to create and maintain a safe, clean, and attractive environment for our residents. The Lead Maintenance Technician is responsible for overseeing and performing ongoing facility maintenance and repairs within the available allocated resources by managing the property’s maintenance staff and maintenance budget. The duties include fixing machinery, plumbing, heating, and wiring, inspecting buildings to confirm safety standards, and scheduling major repairs with the building’s residents.

Duties/Responsibilities

  • Supervise the Maintenance team including hiring, training, scheduling (including delegating tasks and assignments to meet business needs and move-in schedules), evaluating work product, coaching, conducting performance reviews, and terminating staff, to ensure company standards are met or exceeded
  • Conduct daily property walks to identify and remediate maintenance issues, including inspecting vacant units and work-in-progress; provide updates and status reports to the Property Management team
  • Prioritize services requests and make-ready board to assign work daily to ensure requests and issues are addressed within established service commitment timelines; conduct follow-up inspections to ensure work is completed
  • Manage and participate in on-call scheduling needs and respond to maintenance emergencies timely
  • Performing routine maintenance around the building such as fixing structural damage, for example, window, door, or wall repair, repairing broken or leaking plumbing to avoid water damage and restore full use of water fixtures, working on damaged electrical wiring when a shortage or severed wire occurs, maintaining the building HVAC equipment to keep climate control in the facility functioning properly, including water and sewer lines, painting the building when old paint has become faded or chipped, and read and repair utility meters (as applicable and as needed)
  • Maintain a loss prevention program to protect the asset and its residents and employees, applying preventative measures to buildings/property to reduce the risk of future problems and proactively fixing potential safety hazards to avoid injuries
  • Assist with apartment turnover work as needed or directed
  • Execute grounds maintenance such as mowing lawns, trimming hedges, weeding, and raking and disposing of leaves and refuse; maintain sprinkler systems
  • Maintain and repair equipment, furniture, and fixtures within available financial resources and budgets
  • Maintain swimming pool(s) and equipment; maintain the functionality of other resident amenities
  • Maintain and upkeep company vehicles and other tools and equipment
  • Maintain maintaining supplies and equipment; updating inventory regularly to ensure adequate materials are available
  • Assist with maintaining the general upkeep of the property by removing litter, trash, and garbage as needed
  • Performs other related duties as assigned

Supervisory Responsibilities

  • Minimum 1 subordinates (which depending on the size of the property, may include maintenance technicians, painters, porters, and/or groundskeepers)

Required Skills/Abilities

  • Treats all current and future residents with the highest level of concern and care; demonstrates a natural disposition towards personal and public safety; operates from a place of integrity, honesty, and ethics
  • Familiarity with local, state and federal employment laws, including wage and hour, meal and rest breaks, OSHA, and human rights and equal employment opportunity regulations
  • Able and willing to maintain regular attendance and punctuality to ensure all essential duties are fulfilled
  • Demonstrated attention to detail to ensure that all jobs are completed in an exemplary manner any potential hazards or warning signs of problems are not overlooked
  • Familiarity with a variety of tools and materials needed to maintain residential buildings
  • Excellent verbal and written communication skills with the ability to write and speak clearly
  • Treats everyone with respect and dignity, accepts responsibility and takes ownership of tasks, follows through on commitments, takes initiative and maintains confidentiality
  • Excellent organizational skills and attention to detail, strong time management skills with a proven ability to meet goals and deadlines
  • Ability to function well in a fast-paced, high-volume environment
  • Basic proficiency with Microsoft Office Suite or related software

Education and Experience

  • High school diploma or GED is required and a minimum of 4 years of relevant work experience, preferably in property management or hospitality; minimum of 1-year experience supervising 2 or more employees
  • Technical degree in a related area of study or one or more technical certifications in the following areas, HVAC, plumbing, or electrical; S1 or S2 HVAC certification highly desirable
  • Prior experience in general building maintenance or painting in a commercial residential environment required in one or more of the following areas, including general handyman work, light carpentry, electrical, or plumbing
  • Prior experience in maintaining and repairing HVAC systems
  • Proficiency with Microsoft Office Suite or related software
  • Must have own tools
  • Valid drivers’ license to operate company-owned vehicles or to utilize own vehicle for work

Physical Requirements

  • Expected work hours: Monday through Friday, with occasional weekends and on-call hours
  • Travel: Occasionally may need to drive a company-owned or personal vehicle for business
  • Work environment and physical demands:
    • Able to frequently lift or move items weighing up to 25 pounds; occasionally needs to lift or move items weighing up to 50 pounds
    • Able to use hands to use and manipulate tools and objects or control equipment; adequate vision to do the same safely; stamina and dexterity
    • Able to move about the property to perform assigned tasks and responsibilities, including standing for extended periods, walking, climbing stairs and ladders, stooping, kneeling, crouching, or crawling to perform functions in various weather conditions and variable climates
  • FLSA Status: Nonexempt
