About the Role:

We are seeking a reliable and detail-oriented Custodian to support the cleanliness, safety, and overall appearance of our residential properties.

This role is part of the Work Order Team (WOT) and builds on traditional custodial responsibilities. While the primary focus remains maintaining clean and well-kept properties, this position also supports unit turns and work orders that go beyond routine upkeep, including painting, deep cleaning, and apartment preparation.

This is a hands-on, highly mobile role that requires traveling between properties throughout the day based on business needs. The WOT Custodian is expected to work independently, manage shifting priorities, and respond to daily assignments with a sense of urgency.

We are looking for someone who takes pride in maintaining clean buildings while also being comfortable stepping in to prepare apartments for new residents when needed.

Essential Functions & Responsibilities:

  • Maintain cleanliness of assigned residential properties, including hallways, stairwells, basements, laundry rooms, and other common areas
  • Sweep, mop, scrub, and maintain floors using appropriate equipment and materials
  • Remove trash, debris, and refuse from interior and exterior areas
  • Clean and disinfect common areas, fixtures, and shared spaces
  • Perform seasonal snow and ice removal from walkways and parking areas
  • Assist with general groundskeeping, including grass cutting and minor landscaping
  • Complete daily work orders assigned by the Custodial Supervisor
  • Support unit turns and apartment preparation as needed, including detailed cleaning, trash-outs, and ensuring units meet rent-ready standards
  • Perform interior painting as part of unit turns and work orders, including touch-ups, surface preparation, and full unit repaints as needed
  • Assist with deeper cleaning and specialty tasks, including carpet shampooing, appliance cleaning, power washing, and pest-related cleanup
  • Support light maintenance tasks, including replacing light bulbs, minor repairs, and assisting with appliance moves
  • Work is organized throughout the week by task type to help with efficiency and consistency. Depending on the day, assignments may include touch-up painting, light bulb replacements, appliance moves, carpet shampooing, or minor landscaping
  • Trash-outs and full unit cleanouts are typically handled on designated days to allow for focused completion, unless urgent needs require immediate attention
  • Travel between multiple properties throughout the workday based on assignments and priorities
  • Transport tools, equipment, and materials between properties as needed
  • Accurately document and track work orders, ensuring timely completion
  • Track time daily using the company timekeeping system
  • Follow all company safety and security procedures
  • Participate in an on-call rotation, including evenings and weekends as scheduled
  • Assist with additional operational needs as they arise, including support during inspections, evictions, or high-volume periods

Requirements

Qualifications:

  • High school diploma or equivalent preferred
  • Prior custodial, janitorial, facilities, property maintenance, or unit turn experience preferred
  • Basic understanding of cleaning chemicals, equipment, and safety standards
  • Basic painting skills, including surface preparation, patching, and touch-up work preferred
  • Ability to complete apartment unit turns, including painting, cleaning, and trash-outs, with minimal supervision
  • Ability to work independently, manage shifting priorities, and respond to daily assignments across multiple locations
  • Strong time management and organizational skills
  • Regular attendance and punctuality
  • Valid driver’s license
  • Access to a reliable automobile; a vehicle capable of transporting equipment and materials is strongly preferred
  • Ability to travel between properties throughout the day
  • Availability to participate in an on-call rotation

Physical Requirements:

  • Ability to perform the physical demands of the role, including standing, walking, bending, kneeling, stooping, and climbing stairs for extended periods of time, with or without reasonable accommodation
  • Ability to lift, carry, and move up to 50 pounds, including transporting materials, equipment, and debris, with or without reasonable accommodation
  • Ability to perform physically demanding tasks such as painting, cleaning, and unit cleanouts
  • Ability to work indoors and outdoors in varying weather conditions, including heat, cold, rain, and snow
