About the Role

We are seeking a skilled and detail-oriented Work Order Team Member to support the cleanliness, safety, and overall appearance of our residential properties. This role plays a critical part in maintaining a safe, well-maintained, and welcoming environment for our residents.

This is a hands-on position responsible for completing the specialized custodial and light maintenance work that goes beyond standard building upkeep — power washing, trash-outs, carpet shampooing, appliance moves, touch-up painting, seasonal groundskeeping, and snow removal. Rather than servicing a single property, the Work Order Team Member works from a daily assignment of work orders and moves between buildings throughout the day based on need. Because the role involves transporting large items — furniture, appliances, debris from trash-outs, and cleaning equipment — a personal pickup truck is required.

This position requires travel between multiple properties throughout the day and participation in an on-call rotation to address after-hours emergencies. We are looking for someone who shows up consistently, works with urgency, works independently, and takes pride in maintaining high standards across every property they service.

Essential Functions & Responsibilities

•       Complete a daily assignment of work orders issued by the Custodian Supervisor, reporting completion status back to the Supervisor

•       Travel between multiple assigned properties throughout the workday based on operational need

•       Perform specialized custodial tasks that go beyond standard building upkeep, including power washing, unit and common-area trash-outs, and cleaning out refrigerators and appliances

•       Complete trash-outs, including loading, hauling, and properly disposing of furniture, appliances, and bulk refuse

•       Transport large items, debris, and equipment between properties and to disposal sites using a personal pickup truck

•       Shampoo and extract carpets in units and common areas

•       Perform light maintenance tasks, including touch-up painting and minor repairs

•       Replace light bulbs, ballasts, and other basic fixtures

•       Move, remove, and install appliances as directed

•       Provide pest control support as directed, including removal of pest debris following extermination treatments

•       Operate industrial cleaning equipment and tools, including pressure washers and carpet extractors

•       Remove trash, debris, and refuse from interior and exterior areas

•       Cut grass and assist with general groundskeeping and minor landscaping

•       Perform seasonal snow and ice removal from walkways and parking areas across a significant number of buildings

•       Complete non-emergency work orders according to a set weekly schedule organized by work type, which allows the team to operate efficiently across multiple properties

•       Provide on-site support during scheduled evictions when a runner is not available

•       Assist with property preparation for lender and investor inspections during high-volume inspection periods

•       Track time properly using the company timekeeping system

•       Follow all company safety and security procedures

•       Participate in an on-call rotation, including evenings and weekends as scheduled

Requirements

•       High school diploma or equivalent preferred

•       Prior custodial, janitorial, facilities, or property maintenance experience preferred

•       Demonstrated hands-on skill beyond routine cleaning, such as touch-up painting, minor repairs, appliance handling, carpet extraction, or power washing

•       Basic understanding of cleaning chemicals, equipment, and safety standards

•       Ability to work independently with minimal supervision

•       Strong time management and organizational skills, with the ability to reprioritize when emergencies arise

•       Regular attendance, punctuality, and the ability to perform the essential functions of the job with or without reasonable accommodation.

•       Valid driver’s license

•       Ownership of and daily access to a reliable pickup truck capable of hauling appliances, furniture, bulk debris, and equipment

•       Current auto insurance meeting company requirements

•       Ability to travel between properties throughout the day

•       Availability to participate in an on-call rotation

•       Availability to work extended hours during snow events

•       Must be able to pass background screening

Physical Requirements

•       Ability to frequently stand, walk, bend, kneel, and climb stairs

•       Ability to lift and carry up to 50 pounds

•       Ability to team-lift heavier items such as appliances and furniture

•       Ability to lift materials up and down stairs repeatedly
