Commercial Property Manager - Property Management Company - Base Salary to 120k/year - Orlando, FL

  • Our client, a regional property management company, is seeking a Commercial Property Manager in Orlando, FL. The company manages a mixed portfolio of office and industrial commercial properties, including properties of 200k+ sq. ft. This position is responsible for commercial property operations, owner reporting, tenant relations, lease administration, financial reporting, budgeting, CAM reconciliations, capital projects, and tenant improvements.
  • The Commercial Property Manager will oversee day-to-day property performance and serve as the primary point of contact for property ownership, tenants, vendors, contractors, and on-site personnel.

Responsibilities:

  • Serve as the primary point of contact for property ownership, providing reporting and executing property and asset objectives
  • Manage tenant relations and coordinate with vendors and contractors across assigned commercial properties
  • Oversee day-to-day property operations, maintenance, building services, and compliance requirements
  • Prepare and deliver monthly financial reports, including budget-to-actual variance analysis and property performance reporting
  • Develop, manage, and control annual operating budgets and capital budgets
  • Review rent collections, CAM reconciliations, common area maintenance charges, and expense recoveries for accuracy and timeliness
  • Administer and enforce commercial lease terms, property rules, and vendor contracts
  • Manage capital projects, capital improvements, and tenant improvement projects from planning through completion
  • Direct and supervise on-site personnel, including maintenance engineers, with responsibility for scheduling and performance management
  • Coordinate property maintenance, vendor services, contractor activities, and building operations

Qualifications:

  • 3+ years of commercial property management experience with office, retail, or industrial properties
  • Experience with lease administration, tenant relations, and commercial property operations
  • Experience with budgeting, financial reporting, variance analysis, and asset performance analysis
  • Experience with CAM reconciliations, rent collections, and expense recoveries
  • Proficiency in Yardi property management software
  • Proficiency in Microsoft Office Suite, including Microsoft Excel

Compensation:

  • Base salary in the 105k - 120k/year range, plus benefits.
