Portfolio Manager Job Description
Reports to: Associate Director of Operations
Department: Operations
Employment Status: Full Time, Exempt
Company Overview: Swami International was established in 1978. The founder envisioned a company with a hands-on management style, a property management company that would be directly involved with all aspects of providing a comfortable, affordable living environment for our residents.
Position Overview: As a key leader of the operations team, the Portfolio Supervisor (PS) is responsible for the day to day operations of Swami assets, tenant relations, and management of Resident Managers and Key Holders. The PS will work closely with other departments
Core Responsibilities
Asset Performance:
  • Monitor financial performance of all Swami Assets in their portfolio
  • Advise Ownership and Sr. Management on ideas and tactics that can improve financial performance.
  • Act as a conduit between Resident Managers, Maintenance, the Front Office, and Operations
  • Provide Management with reports and updates on key performance metrics.
  • Monitor and improve occupancy rates through marketing and tenant retention efforts.
  • Conduct open houses and other duties evenings and weekends as needed.

Asset Care:
  • Routinely inspect and monitor the physical condition of Swami assets in their portfolio.
  • Work with the Resident Managers and Maintenance team to ensure proper care and maintenance for assets.
  • Assist Maintenance in tenant relations for any maintenance work.
  • Ability to manage and negotiate favorable terms with vendors.

Tenant Relations:
  • Works closely with the Front Office, Maintenance, and other support teams to handle tenant relations.
  • Minimize vacancies and move-outs by ensuring tenants are receiving appropriate care and service.
  • Assist the Associate Director of Operations in implementing systems that maximize tenant relations while streamlining workflows.
  • Understand and perform against delinquency numbers.

Minimum Requirements:
  • 3+ years of proven success in property management.
  • 1+ years in a management or leadership role.
  • Knowledge of industry legal rules and regulations.
  • Flexibility to work evening and weekend hours.
  • This position requires strong written, oral, and reading communication skills to accurately obtain, interpret and transcribe complex programs at all levels of the organization.
  • Strong computer skills and ability to learn new software
  • Ability to effectively strategize with the overall vision of the organization in mind.
  • Ability to work under tight deadlines and consistently meet deadlines.
  • Understand how to influence and lead when there is no direct supervisory relationship.

Compensation:
  • Commensurate with experience,
