Position Summary

Business Intelligence (BI) Data Analysis work includes: Analyzing business intelligence data to inform business and product decisions. Blending historical data from available industry reports, public information, field reports or purchased sources as input to analyses. Identifying and analyzing industry/geographic trends and competitor market strategies and monitoring current/potential customer trends. Partners with other areas of the business (e.g., Marketing, Logistics, Customer Service, etc.) to model the outcome of implementing potential business strategies.

Responsibilities

Market Growth Strategies & New Store Development

  • Own the enterprise market growth strategy, defining where and how BSRO expands based on data-driven opportunity sizing and financial return threshold (in partnership with New Store Development team).
  • Build and maintain analytical frameworks, leveraging consumer, demographic, psychographic, mobility, and competitive data to inform market planning, site selection, and portfolio optimization strategies.
  • Serve as an industry and market expert on competitive and market intelligence, including traveling to key locations across West Retail.
  • Partner with the Director, Real Estate Market Research & Strategy and Executive Director, Real Estate Development, on the site selection process, considering factors such as growth strategy, market demand, demographics, traffic patterns, retail synergy, competition, and local regulations.
  • Develop, implement, and optimize data to support market planning and strategy, leveraging demand-driven market intelligence and advanced sales forecasting models.
  • Lead the technical review and preparation of sales projections for development and portfolio initiatives.
  • Develop and present data-driven recommendations and executive presentations for capital planning and real estate investment decisions

Portfolio Management

  • Develop store and market strategies and conduct comprehensive market reviews; present in meetings at both Division and Corporate levels.
  • Own portfolio-wide capital allocation frameworks, prioritizing investments across remodels, relocations, closures, and new developments.
  • Refine and manage quantitative multi-variable ranked scoring model to support selection of store remodel and refresh prioritization, incorporating field operations insights and qualitative inputs
  • Monitor portfolio performance and key real estate KPIs, identifying opportunities to improve market penetration, store productivity, customer access, and investment returns.
  • Partner with Real Estate Asset Management team to evaluate sites with lease renewal negotiations or lease options, and propose long-term strategies for these assets.
  • Develop strategies and regularly review comparative brand analysis to identify the optimal brand for existing stores that operate in markets with multiple in-house brands (Firestone Complete Auto Care, Tires Plus, Wheel Works, etc.).
  • Lead cross-functional alignment with Real Estate Data Engineer to devise and guide the build of custom reporting to display complex data insights in easily digestible formats leveraging PowerBI, Tableau, etc.
  • Own and manage updates / refinement of existing quarterly executive Real Estate dashboards related to existing store metrics, characteristics, performance, etc.
  • Evaluate and recommend strategies for asset monetization, ownership structures, and portfolio optimization (e.g., sale-leasebacks, lease to own conversions, ground lease, new ownership models, etc.)
  • Lead strategic reviews of portfolio performance, identifying underperforming assets and driving action plans (reposition, relocate, exit).
  • Perform correlation analysis to identify and understand optimal conditions and site characteristics for store operations and translate findings into portfolio strategies for new and existing stores.
  • Lead strategic forum for thought partnership with senior leaders across Real Estate, Finance, Operations, and Marketing.
  • Other responsibilities and duties as assigned by real estate leadership.
Minimum Qualifications
  • Bachelor’s Degree in Real Estate, Finance, Market Research, Statistics or related fields, is desired.
  • 8-10+ years working in a corporate setting with experience in retail real estate, market strategy, analytics, consulting, or related fields.
  • Demonstrated experience leading teams or cross-functional initiatives at scale
  • Demonstrated ability to influence cross-functional stakeholders and communicate complex analyses to executive audiences with experience supporting executive-level decision-making and capital planning.
  • Ability to translate business requirements and specifications into actionable strategies, insights, and executable plans with minimal direction or oversight.
  • Experience with retail site selection, market planning, portfolio optimization, or real estate strategy.
  • Advanced proficiency in Microsoft Excel and PowerPoint; strong working knowledge of Microsoft Word.
  • Experience utilizing GIS, spatial analytics, trade area analysis, or location intelligence platforms (e.g., Esri, Alteryx, Placer.ai, Buxton, Kalibrate, or similar tools) is preferred.
  • Experience with SQL, database querying, and large-scale data environments is preferred.
  • Experience with data visualization tools (e.g., Power BI, Tableau) is preferred.
  • Domestic travel as needed to visit markets, prospective sites, or existing stores (~10-20%)
