Human Resources Generalist | Benefits Administration, Employee Relations, Recruitment Position Summary: The Asset & Business Development Manager will play a dual role: (1) serving as the relationship manager and trusted advisor to property owners under 10 Federal's third‐party management platform, and (2) driving the growth of that platform by sourcing, underwriting, and closing new management agreements. This individual will oversee the performance of a national portfolio of self‐storage facilities, while simultaneously building partnerships with prospective owners and investors. Responsibilities Drive the expansion of 10 Federal's third‐party management platform by sourcing, evaluating, and securing new management contracts nationwide. Build and maintain a robust pipeline of prospective owners through networking, referrals, direct outreach, and industry presence. Assist in underwriting and proposal development for new opportunities, coordinating with finance and senior leadership to structure management agreements. Represent 10 Federal at regional and national self‐storage conferences, trade shows, and networking events, positioning the company as a best‐in‐class operator and management partner. Serve as the primary relationship manager for third‐party property owners, providing transparent communication, operational reporting, and strategic recommendations. Monitor facility performance, analyzing P&Ls, occupancy, revenue management outcomes, and NOI drivers to identify trends and improvement opportunities. Partner with operations, marketing, and facilities teams to ensure assets meet brand standards and financial objectives. Conduct site visits to evaluate conditions, guide capital improvements, and present opportunities for revenue growth and operational enhancements. Deliver monthly and quarterly client reporting packages highlighting performance, strategy, and benchmarking against market comps. Qualifications Bachelor's degree in Finance, Real Estate, Business, or a related field (MBA or advanced degree a plus). 5+ years of experience in asset management, real estate operations, or investment/portfolio management; self‐storage experience preferred. Proven track record in business development or B2B sales, with success in sourcing and closing new partnerships. Strong financial and analytical skills with the ability to build and present complex financial models and pro‐forma analyses. Experience working with CRM systems to manage pipelines, track outreach, and optimize conversion metrics. Excellent interpersonal and communication skills, with the ability to present persuasively to owners, investors, and industry stakeholders. High urgency and professionalism in client interactions; ability to manage multiple relationships and deadlines simultaneously. Willingness to travel nationwide (30–50% of time) to visit properties, attend conferences, and build new business.
