In the role, Construction Manager, you'll be a key contributor to that mission, helping shape projects, teams, and experiences that truly make a difference.

As part of this mission, the Construction Manager works alongside the Senior Project Manager to develop the project schedule in critical path steps and budget time required to meet deadlines. Inspect and review projects construction in progress to enforce compliance with plans, specifications, building and safety codes. Manage and maintain all project related documentation including OAC meetings, safety, cost reports, pay applications, allowances, procurement logs, scheduling, submittals, RFI's and quality control documents on projects. Ability to communicate verbally and in writing all project information pertaining to project budgets and schedule progress. Hold and document client and contractor meetings and communicate and schedule or cost impacts including developing strategies to maintain project schedule. Work directly with design and construction teams and the Build Team through the entire project construction process.

REQUIRED SKILLS

  • Strong ability to read and understand plans and specifications, comprehensive knowledge of commercial construction means, methods and best practices and related systems
  • Ability to schedule projects in Critical Path progression and budget time required to meet milestones and deadlines
  • Interpret and clarify plans and contract terms to subcontractors professionally
  • Assist in negotiating, drafting and award of subcontract agreements, purchase orders, and change orders
  • Assist in generating and negotiating client generated change orders
  • Assist Program Director in developing project budgets, estimates and revenue forecasts for projects
  • Generate and manage all projects cost tracking reports
  • Evaluate Plans, specifications and related construction documents for Constructability
  • Work with contractors and superintendents to develop responses to mitigate weather or environmental delays
  • Excellent written and verbal communication skills
  • Good leadership skills
  • Proficient computer skills including Excel, Word and Microsoft Project
  • Proficiency in ProCore, Acumatica, Microsoft Project preferred

PRIMARY RESPONSIBILITIES

  • Manage all on site construction costs and documentation related activities, subcontractors and venders
  • Prepare purchase order and subcontract drafts for SPM approval
  • Purchase and schedule all long lead items
  • Obtain all project related permits and licenses from Authorities Having Jurisdiction (AHJ's)
  • Ensure SWPP and environmental requirements are met
  • Review and approve subcontractor and vendor pay requisitions and submit to SPM for final approval
  • Implement on site quality control and adherence to plans and specifications.
  • Proficient in developing project budget and schedule
  • Document project progress and update schedule for review
  • Complete and submit all field required reports and logs as required
  • Take all required project progress photos
  • Must be able to successfully manage budgets and schedules of project
  • Third party vendor coordination
  • Material testing and inspection coordination
  • Design team coordination RFI's, ASI's and submittals
  • Perform all other related work, as assigned or apparent

Project Lead

  • Must be able to lead on site construction project team
  • Ensure regular communications with SPM and Project team
  • Inform project team of design, cost or schedule related items
  • Maintain strong client relationship and communicate project status effectively

Project Team

  • Report significant project related issues to Program Manager in a timely manner

EDUCATION AND/OR EXPERIENCE PREREQUISITES

  • 5+ years of commercial construction experience in projects $10M+ is preferred
