Job description

Position Title: Condo Conditions Specialist 

Reports to: Vice President of Credit Risk 

Department: Underwriting 

Location: Corporate – Remote 

Position Type: Full-Time; 40 hours per week 

Supervises: None

FLSA Classification / Type: Non-Exempt/Administrative 

Pay Range: $24.00 - $26.00 per hour

POSITION SUMMARY

The Condo Conditions Specialist is responsible for reviewing condominium projects and individual condo unit transactions to ensure compliance with agency, investor, and Company guidelines. This role evaluates condominium project documentation, borrower eligibility, collateral risk, insurance coverage, and legal documentation in accordance with current Fannie Mae, Freddie Mac, and FHA Single Unit Approvals (SUA) eligibility requirements. The Condo Conditions Specialist works closely with production, processing, closing, secondary marketing, and quality control teams to support accurate and timely loan decisions while maintaining compliance and risk standards.

DUTIES AND RESPONSIBILITIES

  1. Review condominium projects for eligibility under agency and investor guidelines
  2. Analyze project documentation including condo questionnaires, budget and financial statements, master insurance policies, documentation such as HOA and litigation, reserve studies, special assessments, owner occupancy ratios, and commercial space allocations
  3. Determine project eligibility for: limited/full, CPM/project, detached condo, and established/new project classification reviews
  4. Review and validate borrower loan files as they relate to condominium eligibility and collateral acceptability
  5. Maintain current knowledge of agency updates, lender bulletins, and condominium project policy changes
  6. Assist with internal audits, post-closing reviews, and investor due diligence requests
  7. Meet established service quality standards and productivity goals  

EDUCATION, EXPERIENCE, LICENSURE, AND COMPETENCIES

  1. At least 3 years’ experience in the mortgage industry required 
  2. High school diploma, or equivalent education and experience; college degree preferred or experience in the mortgage industry
  3. Knowledge of Encompass software strongly preferred
  4. Working knowledge of RESPA
  5. Basic underwriting, processor, and closing knowledge and terminology
  6. Demonstrates success in a fast-paced, high-stakes environment
  7. Aptitude for maintaining professional relationships with coworkers 
  8. Highly motivated, ambitious, and driven to succeed
  9. Trustworthy, honest, and able to display a high-level of integrity
  10. Ability to identify and resolve issues in a timely manner
  11. Ability to understand and respond appropriately to basic inquiries 
  12. Ability to read, write, and communicate sufficiently to perform job functions 
  13. Ability to use Company equipment in assigned areas (including but not limited to telephone, copiers, fax machines, computers, internet, etc.)
  14. Ability to access, input retrieve, and interpret information using applicable computer systems 
  15. Ability to multi-task (e.g., simultaneous usage of several applications, etc.)
  16. Compliance with all Bank Secrecy Act (BSA), Anti-Money Laundering (AML) laws, and Office of Foreign Asset Controls (OFAC) requirements are required. Employees must complete annual training in these areas.

WORK ENVIRONMENT 

This job operates in a clerical, climate-controlled office setting with adequate lighting and low to moderate noise. In this role, the individual regularly uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. 

PHYSICAL DEMANDS

This is largely a sedentary role; however, some filing and photocopying is required. This would require the ability to lift files, open filing cabinets, and bend or stand as necessary. 

TRAVEL

This position requires up to 10% domestic travel, primarily consisting of day or short trips to local branch offices and/or Corporate, regional meetings, or occasional off-site training seminars, which may require overnight stays. Must hold a valid U.S. driver's license and have reliable personal transportation, with all work-related mileage and expenses reimbursed by the Company.

EXPECTED HOURS OF WORK

Days and hours of work are Monday through Friday, 8:30 a.m. to 5:00 p.m. Evening and weekend work may be required as job duties demand.
