Description
FII USA, Inc., a Foxconn Technology Group Company, is seeking a CMMS Administrator/Facility Coordinator to support the Facilities Department by managing and maintaining the Computerized Maintenance Management System (CMMS) and coordinating facility maintenance activities. Once a part of the team, you will be responsible for ensuring accurate tracking, scheduling, and documentation of maintenance activities while supporting regulatory compliance, operational efficiency, and reliability across all facility systems.
The CMMS Administrator/Facility Coordinator will oversee preventive maintenance scheduling, vendor coordination, and compliance tracking for building systems and assist the Facilities Department as needed.

Responsibilities
  • Administer and maintain the CMMS, ensuring all facility assets, maintenance schedules, and service histories are accurately entered and up to date.
  • Create, assign, and track work orders for daily, weekly, monthly, quarterly, and annual preventive maintenance (PM) activities.
  • Ensure completed work orders and PM records are properly documented, reviewed, and archived in the CMMS.
  • Generate reports related to maintenance activities, equipment performance, and regulatory compliance.
  • Train Facilities staff and contractors on proper CMMS usage, documentation standards, and data accuracy.
  • Develop and manage the preventive maintenance calendar for all facility systems, including HVAC, electrical, plumbing, and life safety equipment.
  • Coordinate with internal maintenance teams and external vendors to schedule repairs, inspections, and preventive maintenance services.
  • Monitor work order status and follow up to ensure tasks are completed on time and in accordance with established standards.
  • Assist with tracking inventory levels for maintenance supplies, tools, and spare parts.
  • Schedule and track required regulatory and safety inspections, including but not limited to: fire extinguisher inspections, fire pump testing, elevator inspections, backflow preventer testing, generator load testing, and other local, state, or federally mandated inspections
  • Maintain inspection reports, certifications, and records of corrective actions.
  • Coordinate with vendors to obtain quotes, schedule services, and ensure completion of required work.
  • Support compliance with OSHA, NFPA, and local building and safety codes.
  • Maintain facility documentation including floor plans, equipment manuals, service contracts, and maintenance records.
  • Assist with budget tracking, invoice processing, and documentation related to maintenance services.
  • Support facility projects, upgrades, and improvements by providing maintenance history and vendor coordination.
  • Other duties as assigned.


Qualifications
  • High school diploma or GED required; Associateโ€™s or Bachelorโ€™s degree preferred.
  • 2+ years of experience in facilities coordination, maintenance administration, or CMMS management.
  • Experience in a commercial or industrial facility environment preferred.
  • Proficiency with CMMS software required.
  • Strong organizational skills and attention to detail; ability to manage multiple priorities.
  • Strong communication and interpersonal skills for collaboration with internal teams and external vendors.
  • Working knowledge of building systems and maintenance practices.
  • Proficient with Microsoft Office Suite (Excel, Word, Outlook).
