Indus Management Group is a property management company in Houston specializing in renovating and restoring distressed multifamily properties. With our first acquisition in 2002, Indus Management Group currently manages 38 apartment complexes in the Houston area. We specialize in the Class B & C property space, with over 10,000 units under management. Our goal has always been and continues to be to convert distressed properties into uplifted communities.    


Job Summary:  

The Property Manager executes the end-to-end operations of their property. They are responsible for the operational and financial upkeep of the property and ensure that resident satisfaction is maintained at high levels. They also serve as the leader for the on-site employees and enable their team to function at optimal best to achieve the company's outlined goals.


Minimum Qualifications:

Education: High School Diploma or GED

Experience: Minimum two (2) years of related property management experience with multi-family 

License/Certification(s): Valid state driver's license and current automobile insurance 



Knowledge/Skills/Abilities:

  • English/Spanish fluency preferred
  • Strong interpersonal, communications, and customer service skills
  • Demonstrates the ability to lead onsite employees
  • Possesses the knowledge to follow applicable federal, state, and city regulations involving Fair Housing, health, and safety policies, and procedures 
  • Demonstrates proficiency in Microsoft Office Suite and use of property management software, proficiency with Entrata is a plus
  • Ability to travel locally to onsite communities, the corporate office, affiliated organizations, and local municipalities i.e. courthouse

Requirements

Principal Responsibilities:

  • Guides employees by setting performance/development goals; holds routine individual and team meetings
  • Partners with leadership to establish rental rates by surveying the market and competition
  • Attracts prospects by advertising vacancies and obtaining referrals from current residents; shows units as needed
  • Reviews and approves contracts with prospects and residents by negotiating leases; collects security deposits
  • Accomplishes financial objectives by collecting rents, forecasting requirements, and scheduling expenses
  • Maintains property by resolving resident complaints and enforcing rules of occupancy and overall safety
  • Inspects vacant units and complete make-readies in a timely manner 
  • Maintains building systems by contracting maintenance services and supervising repairs
  • Secures property by coordinating with security patrol service and responding to emergencies
  • Ensures timely resolution of resident issues and supports resident retention
  • Prepares reports by collecting, analyzing, and summarizing data and trends
  • Other duties as assigned
