Key Responsibilities

Oversee all aspects of daily property operations, including leasing, resident relations, collections, and maintenance coordination

Lead, coach, and develop on-site team members while holding the team accountable for results

Drive occupancy, leasing performance, resident retention, and collections

Conduct regular property walks and inspections to ensure curb appeal, cleanliness, safety, and overall asset quality

Monitor delinquency, approve rental applications, and implement strategies to improve collections

Manage unit turns and oversee make-ready schedules to minimize vacancy loss and maximize leasing velocity

Monitor property financial performance and proactively identify opportunities to improve revenue and control expenses

Manage budgets, invoices, expenses, rent rolls, and operational reporting

Ensure compliance with company policies, inspections, permits, reporting requirements, and applicable regulations

Establish and track operational goals and key performance indicators

Communicate regularly with senior leadership regarding property performance, challenges, and opportunities

Identify operational issues and take decisive action to resolve them quickly and effectively

Qualifications

5+ years of on-site multifamily property management experience

Class B/C multifamily experience preferred

Proven track record of managing occupancy, collections, resident retention, and property performance

Strong leadership, communication, and team-management skills

Experience managing budgets, rent rolls, financial reports, and property-level expenses

Strong organizational skills and attention to detail

Ability to prioritize, make decisions, and solve problems independently

Proficiency with ResMan Property Management Software preferred

Experience with evictions, collections, and delinquency management

Bilingual in English and Spanish is a plus

Highly motivated, competitive, accountable, and results-oriented
