Contract to Hire


Position Summary

We are seeking an experienced Property Manager to oversee the daily operations of a commercial property portfolio, with a preference for candidates who have experience managing medical office buildings. The ideal candidate is a proactive leader with strong financial acumen, excellent communication skills, and a commitment to providing exceptional tenant service while maintaining the property's operational excellence.

Qualifications

  • Minimum of 5 years of onsite commercial property management experience, preferably within medical office buildings.
  • Excellent written and verbal communication skills.
  • Strong organizational, analytical, and problem-solving abilities.
  • Intermediate to advanced proficiency in Microsoft Office Suite.
  • Bachelor's degree or equivalent combination of education and relevant experience.
  • Certified Property Manager (CPM) or Real Property Administrator (RPA) designation is preferred.
  • Previous experience managing and supervising staff is preferred.

Key Responsibilities

  • Serve as the primary point of contact for tenants, providing exceptional customer service and maintaining strong tenant relationships.
  • Oversee the day-to-day operations of the property, ensuring all administrative and operational functions are completed efficiently.
  • Conduct routine property inspections and identify maintenance, repair, and capital improvement needs.
  • Coordinate vendor selection, negotiate contracts, and oversee vendor performance to ensure quality and compliance.
  • Manage property financial responsibilities, including accounts payable processing, accounts receivable reporting, operating expense reconciliations, and capital and operating budget forecasting.
  • Prepare and monitor bi-annual operating and capital expense forecasts.
  • Coordinate new tenant orientations and oversee tenant move-ins, move-outs, and ongoing tenant relations.
  • Collaborate with building engineers, maintenance staff, and vendors to ensure work orders are completed accurately and in a timely manner.
  • Participate in leasing discussions and provide operational recommendations to support leasing efforts.
  • Solicit competitive bids for tenant improvement and capital projects, ensuring projects are completed on schedule and within budget.
  • Monitor construction and renovation projects, attend construction meetings, and communicate project updates to stakeholders.
  • Deliver efficient, reliable, and professional service while working independently and exercising sound judgment in day-to-day operations.
