CONSTRUCTION CONTRACT ANALYST PAY RANGE; $60,000 - $90,000, based upon experience.
THE COMPANY: Intrinsic Development is a full service real estate development company that specializes in upscale multi-family and commercial mixed-use developments. Our organization has built more than 3.5 million square feet of projects, with an additional 300,000 square feet currently under construction. The Intrinsic Development team has successfully developed everything from hospitality venues, to mixed-use, multi-family, hotels, clinics, offices and restaurants across 6 Midwestern states. We are excited to expand into Lee's Summit, Missouri which will be the new home for our corporate office. This expansion coincides with the launch of our new 260+ acre mixed-use development, which will feature approximately 2,900 luxury multi-family units, as well as over 660,000 square feet of retail, office, entertainment, hospitality space, and other related commercial uses.
CONSTRUCTION PROJECT ANALYST POSITION: Our Construction Project Analyst manages the finances for specific building projects, handling budgets, tracking costs (labor, materials, subcontractors), processing invoices and progress billings (such as AIA forms), ensuring compliance, and reporting financial health to project managers, focusing on profitability and timely financial closeouts for each job.
CONSTRUCTION PROJECT ANALYST RESPONSIBILITIES:
  • Track, analyze, and report job costs across multiple construction projects
  • Review and verify project budgets, change orders, and cost codes
  • Assist with budget development and forecast projections
  • Monitor actual project costs vs. budget and identify variances
  • Collaborate with project managers to review cost data and provide actionable insights
  • Track labor, materials, equipment, and subcontractor costs
  • Review and reconcile project costs against budgets and forecasts
  • Generate timely and accurate job cost and variance reports
  • Prepare monthly cost reports and support month-end closings
  • Ensure proper coding and documentation of job-related transactions
  • Perform audits and assist with internal/external reviews

CONSTRUCTION PROJECT ANALYST REQUIREMENTS:
  • 2+ years of experience in construction accounting or job cost accounting
  • Strong knowledge of construction cost accounting principles
  • Proficient with accounting software
  • Excellent Excel skills (pivot tables, VLOOKUP, etc.)
  • Strong analytical and organizational skills
  • Ability to work independently and collaboratively in a fast-paced environment
  • Attention to detail and strong problem-solving abilities
  • Knowledge of construction contracts and billing methods (AIA)
