Role Description:

The Leasing Agent (“LA”) is responsible for ensuring the success of Lease-ups assigned throughout the portfolio, timely completion of projects assigned and to assist portfolios where staff is out for an extended period of time and/or augments efforts in struggling markets.

The LA will demonstrate professional presentation and provide excellent customer service to prospective residents thus encouraging long-term tenancy. The LA will demonstrate this same high level of customer service to all particularly with RPM’s staff and many housing partners.

Duties and Responsibilities:

· Discuss leasing process, availability of units and terms of lease with applicants.

· Assist applicants with the process of being added to the waitlist through Rent Café.

· Advise and assist applicants when a unit becomes available to continue the process through Rent Café.

· Interview prospective tenants, review income documents and calculate income to ensure eligibility.

· Advise applicant(s) of final approval and collect Hold Deposits within 48 hours

· Complete lease forms and agreement; collect rental deposit, set up move in

· Hold on-site office hours and host open houses as necessary.

· Travel to assigned properties throughout portfolio to interview prospective tenants, collect documents and record information to ascertain their eligibility.

· Advise Leasing & Marketing Manager when waitlists need additional, viable leads.

· Conduct market studies to ensure sure we are staying consistent with current market trends and our rents are in-line with comparable properties.

· Maintain quality of product by walking tour path regularly; vacant units, rental office, curb appeal and all common areas (Gym, Community Room, etc.). Document any items that need to be addressed in Yardi.

· Proactively manage housing partner subsidy programs and relationships

· Follow up with 3rd parties that promised payment on behalf of new tenant.

· Follow up with Section 8 for new move-ins for outstanding portion letters and HA payments.

· Understand Fair housing laws and maintain proficiency by attending annual seminars

· Share best practices with colleagues not only within the assigned district but throughout RPM

· Practice exceptional customer service, professionalism, safe work practices daily

· Partner and work closely with all departments within RPM Development Group

· Work beyond the narrow and specific job responsibilities to advance the goals of the company.

Required Education and Experience:

· High School Diploma required/College degree preferred/APM a plus

· Certifications for the LIHTC program and be a Notary Public.

· Three years of increasing property management responsibility to include all aspects of a multi-site operation.

· Knowledge of both affordable housing and market rate housing preferred

· Technology literacy and a solid understanding of operating software, Yardi experience preferred.

· Requires a valid driver’s license, an insured vehicle, and the ability to travel (between properties)

Working Conditions:

· Ability to work periodic flexible hours is required.

· Ability to work at property locations within or near transitional neighborhoods.

· Ability to climb stairs, take elevators, bend, squat, reach overhead and lift up to 15 pounds at times.
