Job description

) Position Overview
We are seeking a licensed and experienced Commercial HVAC Contractor to support our assisted living communities across North Carolina. This role is ideal for a contractor who understands the importance of resident comfort, safety, and regulatory compliance in senior living environments.
You will be responsible for installing, maintaining, and repairing HVAC systems while working efficiently in occupied facilities with minimal disruption to residents and staff.
Key Responsibilities
  • Install, replace, and upgrade commercial HVAC systems (RTUs, split systems, VRF/VRV, boilers, chillers, air handlers, ductwork)
  • Perform load calculations and ensure proper system sizing and zoning
  • Install and configure thermostats, controls, and building management systems (BMS)
  • Conduct preventive maintenance, troubleshooting, and emergency repairs
  • Ensure compliance with NC Building & Mechanical Codes, ASHRAE standards, and DHHS requirements
  • Maintain indoor air quality (IAQ), ventilation, and humidity control for senior populations
  • Pull permits, coordinate inspections, and maintain required documentation
  • Provide detailed estimates, scopes of work, and project timelines
  • Coordinate work schedules around resident routines to minimize disruption
  • Respond to after-hours emergency service calls as needed
Required Qualifications
  • Active North Carolina H-1, H-2, or H-3 Heating Contractor License
  • EPA Section 608 Universal Certification
  • Minimum 5+ years commercial HVAC experience (healthcare/senior living preferred)
  • Ability to pass background checks per senior care requirements
  • Strong knowledge of refrigeration, electrical systems, controls, and fabrication
  • Minimum of 3 professional commercial references
Preferred Qualifications
  • Experience in assisted living, memory care, or healthcare facilities
  • NATE Certification
  • Familiarity with BMS platforms (Honeywell, Trane, Carrier, Daikin, Mitsubishi, Johnson Controls)
  • Multi-site service capability across North Carolina
  • Knowledge of energy efficiency programs and HVAC rebates
Work Environment
