Salary: $25.00-$28.00/hour

SUMMARY

Assist the Senior Property Manager with the daily operational, leasing, administrative, compliance, and resident service functions of the property. The actual job responsibilities may vary depending upon the location, size, and type of site(s).


ESSENTIAL DUTIES AND RESPONSIBILITIES:

Resident Relations and Customer Service

  • Provide professional and responsive customer service to residents, applicants, vendors, and visitors.
  • Address resident concerns, complaints, and service issues promptly and professionally.
  • Maintain accurate documentation of resident communications, complaints, resolutions, and follow-up actions.
  • Assist with resident retention initiatives, resident events, and community engagement activities.
  • Monitor online resident reviews and assist with resident communication efforts to support resident satisfaction and retention.

Leasing, Marketing, and Occupancy

  • Show and lease apartment homes to prospective residents.
  • Process rental applications, lease agreements, renewals, notices, and move-in documentation.
  • Manage prospect and resident communications through Yardi CRM IQ, RealPage and other company-approved software platforms.
    Track and follow up on all leasing leads to maximize conversion and occupancy performance.
  • Create and maintain property marketing content for social media platforms, online listings, and resident communications.
  • Support digital marketing initiatives, lead generation efforts, and internet leasing activities.
  • Assist with maintaining the property's online presence, including social media accounts, - - Internet Listing Services (ILS), Rent Caf, and other marketing platforms.
  • Conduct market surveys and assist with outreach marketing efforts to support occupancy goals.

Compliance and File Administration

  • Assist with resident certifications, recertifications, and compliance-related documentation as required by affordable housing programs and company policies.
  • Maintain complete and accurate resident files in accordance with company, owner, and regulatory requirements.
  • Assist with agency audits, file reviews, inspections, and reporting requirements.
  • Ensure compliance with Fair Housing laws, company policies, and all applicable federal, state, and local regulations.

Rent Collection and Financial Administration

  • Collect, post, and reconcile rent payments and resident charges.
  • Utilize software systems to maintain accurate financial and resident data.
  • Assist with accounts payable processing, invoice coding, and purchase order administration.
  • Prepare reports, correspondence, and other administrative documents as requested.

Property Operations and Maintenance Coordination

  • Enter, monitor, and follow up on resident work orders and maintenance requests.
  • Coordinate resident communication regarding maintenance scheduling and completed service requests.
  • Assist with move-in inspections, move-out inspections, unit turns, and unit readiness.
  • Support vendors, contractors, and maintenance staff to ensure efficient property operations.
  • Conduct property inspections and identify operational, safety, or curb appeal concerns.

EDUCATION AND EXPERIENCE:

  • High School Diploma or equivalent required; Associate degree preferred.
  • One to three years of customer service, leasing, administrative, or property management experience preferred.
  • Experience with Yardi Voyager, Yardi CRM IQ, rent Caf, RealPage or similar property management software preferred.
  • Experience using Microsoft Office Suite including Outlook, Excel, and Word required.
  • Experience with social media marketing, online reputation management, and digital leasing platforms preferred.

KNOWLEDGE, SKILLS, AND ABILITIES:

  • Working knowledge of Yardi Voyager, Yardi CRM IQ, RentCafe, or comparable property management software systems preferred.
  • Knowledge of Fair Housing laws and affordable housing compliance requirements preferred.
  • Ability to create professional social media content and resident communications consistent with company branding standards.
  • Understanding of digital marketing strategies, internet leasing, lead management, and online reputation management.
  • Strong organizational, communication, customer service, and problem-solving skills.
  • Ability to manage multiple priorities while maintaining attention to detail and accuracy.

LICENSE/CERTIFICATION:

  • Valid drivers license with current vehicle insurance.
  • Industry certifications are preferred.


WORK SCHEDULE AND AVAILABILITY:

  • Must be available to work occasional evenings, weekends, holidays, resident events, and special community functions as required.
  • May participate in an on-call rotation and must be available to respond to emergencies and operational needs outside normal business hours.
  • Work schedules are based on business needs and may require hours beyond a standard 40-hour workweek.

ENVIRONMENTAL CONDITIONS:

  • The work is conducted in a typical office environment with temperature control and natural and artificial light.
  • Outdoor activities require exposure to seasonal weather and the associated temperature fluctuations.

PHYSICAL REQUIREMENTS:

The work is described as light in physical demand. Requirements include the ability to frequently sit, stand, walk, extend arms and hands forward and overhead, finger, and grasp. Must be able to occasionally bend, crouch, or stoop. Must be able to lift and carry up to 25 pounds. Must have close and distance vision and the ability to adjust focus. Must have ability to communicate in English clearly with others orally and in writing.
