Job Title: Assistant Property Manager

Location: Middle Creek Village -  145 N Frontage Rd W, Vail, CO 81657

Job Type: Full-time

Reports To: Property Manager


Position Summary

We at Coughlin Property Management are seeking a highly motivated and experienced Assistant Property Manager to join our team in Vail Colorado! This is a full-time position that will support three multi-family apartment complexes within the Vail area. 

The Assistant Property Manager supports the daily operations of a multifamily Low-Income Housing Tax Credit (LIHTC) property. This role is responsible for assisting with leasing, compliance, resident relations, and financial administration while ensuring adherence to LIHTC regulations and company policies. The ideal candidate is detail-oriented, organized, and experienced in affordable housing compliance.

Key Responsibilities

Leasing & Resident Relations

  • Assist with leasing activities including tours, application processing, and lease execution
  • Provide excellent customer service to current and prospective residents
  • Respond to resident inquiries, concerns, and maintenance requests in a timely manner
  • Maintain positive resident relations and support community engagement efforts

LIHTC Compliance

  • Process income certifications, recertifications, and interim certifications in compliance with LIHTC guidelines
  • Ensure all applicant and resident files are complete, accurate, and audit-ready
  • Maintain thorough knowledge of LIHTC regulations and stay current with program updates
  • Coordinate with compliance teams and prepare for audits and inspections

Financial & Administrative Duties

  • Assist with rent collection, posting, and delinquency management
  • Prepare notices (late rent, lease violations, etc.) in accordance with policies
  • Support budgeting, reporting, and accounts payable/receivable functions
  • Maintain accurate records in property management software systems

Operations Support

  • Work closely with the Property Manager to ensure smooth day-to-day operations
  • Coordinate with maintenance staff to ensure timely unit turns and service completion
  • Conduct unit inspections and assist with move-in/move-out procedures
  • Ensure the property complies with all safety, fair housing, and company standards

Qualifications

  • 1-3 years of property management experience, preferably in affordable housing or LIHTC
  • Knowledge of LIHTC compliance requirements strongly preferred
  • Familiarity with property management software (e.g., Yardi)
  • Strong organizational and time management skills
  • Excellent communication and customer service abilities
  • Proficiency in Microsoft Office (Word, Excel, Outlook)
  • High school diploma or equivalent required; college coursework in business or related field preferred

Certifications (Preferred but not required)

  • LIHTC Certification (e.g., HCCP, C3P, or equivalent)
  • Fair Housing certification

Physical Requirements

  • Ability to walk the property, including stairs
  • Ability to lift up to 25 lbs occasionally

Compensation

  • $29-$31 per hour

Work Environment

  • On-site role at a multifamily residential community
