Assistant Property Manager - Black Canyon Flats - Montrose, CO

Department: Property Management

Reports to: VP of Property Management

Status: Non-Exempt Hourly - $17.00 - $20.00 per hour

Principal Objective of the Position: The Assistant Property Manager (APM) is responsible for assisting in maintaining maximum occupancy of the property, assisting in controlling expenses, collecting rent, managing delinquency, maintaining high resident satisfaction/retention, assist in coordinating maintenance issues, upkeep of the grounds and office areas and assist in achieving all compliance-related measures/guidelines/requirements.

Requirements:

Training/Education

  • Affordable Housing Property Management experience preferred
  • CAM designation preferred
  • Valid Driver’s License and reliable private transportation

Experience / Skills

  • Minimum of two (2) years' experience in property management of Affordable Housing
  • Prefer a background in managing diverse types of multi-family communities- including LIHTC, HUD and market – rate projects
  • Experience in budgeting, revenue enhancement and expense control a plus

Essential Functions:

Property Performance

  • Perform all Assistant Property Manager duties as follows:
  • Daily inspections of property to ensure property is being kept up and resident adherence to community policies
  • Demonstrate and lease apartments to prospective residents
  • Assist in processing prospect applications and submit to RealAmerica Compliance Department
  • Assist the PM with all new resident move-in files and resident re-certifications in a timely manner according to Section 42 guidelines and to RealAmerica Management policy
  • Assist in administering the Resident Enrichment Program in accordance with the schedule outlined by the Owner.
  • Collect rents and deposit into approved financial institutions the same day it is received
  • Record rental payments on individual resident ledgers
  • Assess and enforce late fees, litter fines & payment plan agreements
  • Write up and coordinate service requests with maintenance
  • Assist the PM in inspecting all resident units four (4) times per year. Assist PM in providing written report to VP or Property Management within 72 hours of inspection. Follow damage collection procedures
  • Assist the PM and Maintenance Staff with inspection of units for damages on move outs
  • Assist the PM in the process of submitting security deposit transmittals to RealAmerica Office within 5 days for processing of newly exited residents
  • Perform sales calls and other marketing venues to ensure steady traffic flow to the property
  • Assist the PM in the submission of the updating of the Leasing Summary Report, marketing log, traffic log, weekly activity etc.
  • Assist the PM in operating property in accordance with achieving the approved budget
  • Submit all required reports on time
  • Assistant Property Manager should assist in ensuring that property marketing is executed with the cooperation and approval of Supervisor including requested Marketing Plans, requested reports, outreach follow-up, Etc.
  • Run property in accordance with stated “Policies and Procedures”
  • Monitor Maintenance Technicians performance and relay to Maintenance Supervisor/VP as needed.
  • Maintain the office, community room and bathrooms in a clean and orderly condition on a daily basis.
  • Any other tasks as deemed necessary by Supervisor.
