What are some typical challenges a Lease Up Manager faces during the initial leasing phase, and how can they be addressed?

During the initial leasing phase, Lease Up Managers often encounter challenges such as building brand awareness for a new property, attracting qualified tenants quickly, and coordinating with construction and operations teams to ensure units are ready for move-in. These challenges can be addressed by implementing targeted marketing campaigns, establishing strong relationships with local businesses and realtors, and maintaining consistent communication with property management and maintenance teams. Being proactive, adaptable, and detail-oriented is essential to ensure a smooth lease-up process and achieve occupancy goals.

What are Lease Up Managers?

Lease Up Managers are real estate professionals responsible for overseeing the initial leasing phase of a new residential or commercial property. They develop and implement marketing strategies to attract tenants, coordinate leasing activities, and ensure that occupancy goals are met within specified timelines. Their role often involves working closely with property owners, management teams, and leasing agents to maximize occupancy rates and revenue during the property's opening period.

What is the difference between Lease Up Manager vs Leasing Consultant?

AspectLease Up ManagerLeasing Consultant
CredentialsReal estate license or leasing certification often preferredReal estate license or leasing certification often required
Work EnvironmentOversees leasing for new property openings, manages teamsHandles individual leasing inquiries, shows units, and processes applications
Employer & Industry UsageUsed by property management companies during property openingsCommon in property management and leasing offices for daily leasing tasks

The Lease Up Manager focuses on launching new properties, managing leasing teams, and overseeing the leasing process during initial occupancy. In contrast, the Leasing Consultant primarily interacts directly with prospective tenants, showing units and processing applications. Both roles require leasing knowledge, but the Lease Up Manager has a broader supervisory and strategic focus during property openings.

What are the key skills and qualifications needed to thrive as a Lease Up Manager, and why are they important?

To thrive as a Lease Up Manager, you need strong knowledge of property management, leasing strategies, and local real estate markets, often backed by experience in multifamily leasing and a relevant degree or certification. Familiarity with property management software (such as Yardi or RealPage) and customer relationship management systems is typically required. Outstanding interpersonal skills, sales acumen, and the ability to multitask set top performers apart. These skills ensure successful property lease-ups, high occupancy rates, and positive resident experiences during critical launch phases.

Job description

Join Kittle Property Group as the Setup/Lease-up Manager!
About Kittle Property Group
At Kittle Property Group, you play a direct role in building strong communities through quality housing and meaningful resident experiences. Youโ€™ll join a team that values **excellence and competence, collaboration, innovation, commitment to our community, accountability, and ownership**โ€”and youโ€™ll see those values show up in how we work every day.
Position Summary
As the **Property Set Up/Lease Up Manager**, youโ€™ll lead the successful launch of newly developed and constructed propertiesโ€”from the transition out of construction through **lease-up and stabilization**. Youโ€™ll partner across teams to ensure each site is fully set up for leasing, staffed appropriately, and positioned to hit occupancy targets efficiently and on time.
This role is ideal for a hands-on leader who thrives in fast-paced environments, enjoys building systems and teams from the ground up, and knows how to drive leasing performance while keeping quality, compliance, and resident experience at the center.
What Youโ€™ll Do
Youโ€™ll own the setup and lease-up process and guide teams to successful openings and stabilized performance, including:
- **Lead training for new site teams:** Coordinate and deliver hands-on training for newly hired or newly assigned property teams, ensuring they have the tools and knowledge to succeed in lease-up environments.
- **Collaborate across departments:** Partner closely with **Construction, Marketing, Accounting, Portfolio Management, IT, Collections, and Compliance** to ensure smooth property set-up and readiness for leasing and occupancy.
- **Conduct unit walks for acceptance:** Participate in site and unit walks with construction for unit acceptance, ensuring quality control, compliance measures, and proper transition to property operations.
- **Drive staffing and lease-up goals:** Ensure each property is properly staffed and operationally prepared to meet and exceed lease-up goals. Track occupancy progress and support leasing performance.
- **Support full property set-up:** Ensure readiness across all leasing and operational componentsโ€”marketing materials, leasing office setup, resident services, and maintenance systems.
- **Support unit leasing and pre-leasing:** Help leasing teams exceed proforma occupancy by pre-leasing units ahead of construction acceptance when possible.
- **Compliance and reporting:** Support adherence to company policies, regulatory requirements, and financial procedures. Maintain accurate reporting on leasing progress, unit readiness, and performance.
- **Train, mentor, and develop teams:** Provide ongoing coaching on lease-up processes, sales techniques, compliance, and customer service excellence.
- **Travel for on-site assignments:** Travel to multiple properties (including out-of-state) for project-based support, training, and site assessments. On-site presence is required.
- **Other duties as assigned:** Contribute where needed to support successful openings and stabilized operations.
What You Bring
- **5+ years** of experience in property management or a related field
- Proven leadership experience training and supporting site teams in **lease-up environments**
- Strong communication, organization, and relationship-building skills
- Ability to collaborate effectively across teams including **Marketing, Accounting, Construction, IT, Portfolio Management, and Compliance**
- High attention to detail with strong problem-solving and critical thinking skills
- Ability to manage multiple projects, priorities, and deadlines
- High school diploma or equivalent required (Associateโ€™s or Bachelorโ€™s degree preferred)
- Prior experience in **lease-up or property set-up roles** required
- Proficiency in **Microsoft Office** (Excel, Word, Outlook) and property management software
- **Yardi** proficiency required

Benefits
Kittle Property Group offers a competitive total rewards package.
- Competitive salary with a corporate bonus structure
- Generous paid time off, including 17 1/2 days and 9 1/2 paid holidays
- Affordable medical, dental, and vision plans
- 401(k) match up to 6%
- Company-paid life insurance, short-term disability, and long-term disability
- Tuition assistance program
- Employee Assistance Program (EAP)
- Recognition and Motivosity reward program
- Opportunities for personal and professional development
- Onsite fitness center at the Corporate Office
- Culture of Collaborative Excellence

Why This Role Matters
Youโ€™ll help launch communities the right wayโ€”by building strong teams, ensuring operational readiness, and creating a leasing experience that supports long-term resident satisfaction and property performance. Your work directly impacts how quickly and successfully each new community reaches stabilization.
