Job description

Part-Time Onsite Apartment Manager (52 Units) – Live Rent-Free in a 1-Bedroom Apartment Unit, plus $1,100 monthly pay!

Northgate Ave., Canoga Park, CA 91304 (Near Topanga Canyon Blvd.)

This is a great opportunity for a bilingual (Spanish/English), organized, and reliable professional who enjoys maintaining a clean, well-run community, while living on-site rent-free.

Monthly Compensation & Benefits:

  • Hourly rate: $18.47
  • Total Hours Worked: 110 hours per month
  • Total Earning Before Housing Credit: $2,031.88
  • Housing (Manager’s Unit) 1-Bedroom Apartment on the first floor (required to live on-site) value at $931.88 month (this amount is applied as a rent credit)
  • Remaining Payroll Pay: $1,100 monthly
  • Paid in 2 equal paychecks of $550 each
  • Paydays: 6th and 21st of every month (via ADP payroll)
  • Paid time off: 10 vacation days, 6 sick days, 6 holidays.
  • Cell phone reimbursement: $30 per month

Important: Manager is responsible for gas and electric utilities. (Water and trash is included)


Amenities:

  • A dedicated manager's office provided (Including, company laptop, printer, ink/toner, paper and all essential office supplies)
  • 1 assigned parking space
  • Swimming pool
  • Onsite laundry

Schedule:

  • Monday through Friday
  • 5 hours per day
  • Work must be completed between 8:00 AM – 1:00 PM
  • Total: 25 hours per week / 110 hours per month

What You’ll Be Doing

  • Daily property walks (cleanliness, safety, overall appearance)
  • Coordinate and report maintenance needs promptly
  • Communicate with residents (primarily in Spanish)
  • Show and lease vacant units (currently 1 vacancy)
  • Process applications and rental agreements
  • Keep common areas clean and presentable
  • Enforce community rules and policies
  • Work closely with property management team
  • Maintain notes and updates in AppFolio (preferred)

What We’re Looking For

  • Fluent in Spanish & English (required)
  • 2+ years of recent onsite apartment management experience (within the last 2 years)
  • Knowledge of Fair Housing laws
  • Strong communication & organization skills
  • Comfortable using Microsoft Office (AppFolio is a plus)
  • Reliable, professional, and self-managed
  • Non-smoking and no pets!
