Fairgrove Property Management has served residential property owners and residents throughout Southern California since 1976. Based in Irvine, California, we provide professional property management services that help investors protect and grow their investments while delivering quality housing and responsive service to residents.


Job Summary


The Onsite Manager oversees the daily operations of a residential apartment community. Responsibilities include leasing, resident services, vendor coordination, maintenance oversight, and property operations. This role requires professionalism, strong communication, and excellent customer service.


Position Details


Schedule: Part-Time, 10-15 hours per week

Property: One apartment community (16 units)

Pay: $17.75 per hour

Housing: Discounted one-bedroom apartment available. On-site residency is required.


Requirements

Responsibilities

  • Serve as the primary contact for residents and vendors.
  • Respond to after-hours emergencies as needed.
  • Manage the full leasing process in AppFolio.
  • Market vacancies and conduct property showings.
  • Process lease agreements, notices, renewals, and move-ins/move-outs.
  • Complete pre-move-out inspections and security deposit calculations.
  • Coordinate unit turns and vacancy readiness.
  • Monitor local rental market trends and comparable properties.
  • Maintain compliance with landlord-tenant, Fair Housing, and other applicable laws.
  • Keep resident, vendor, lease, inspection, and maintenance records current in AppFolio.
  • Perform light porter duties, including cleaning and sweeping.
  • Coordinate vendors and monitor work order completion.
  • Assist with annual property budgeting.
  • Review and approve vendor invoices.
  • Attend Onsite Management Council meetings.
  • Monitor key performance indicators (KPIs) and address performance issues.
  • Order and maintain property supplies.

Qualifications

  • 1-3 years of residential property management experience.
  • Strong communication and customer service skills.
  • Must live on-site.
  • Proficient with Microsoft Office; AppFolio experience preferred.
  • Able to manage multiple priorities.
  • Available to work weekends when needed.
  • Valid driver's license, current auto insurance, and a clean driving record.
