Who You Are:

The Vice President of Development is responsible for taking our data center development projects from concept to completion in order to enable QTS to reach its overall strategic vision. The VP will drive strategic direction and provide direct oversight for the largest development projects to include establishing and overseeing budget and financial goals. This position will lead team members on acquisition, city/county coordination, site and building design, permitting, design meetings and construction administration. The successful candidate will have knowledge of commercial real estate transactions, general contracting methods, corporate tax, data center design and rapid development. This role will also interface with Finance, Product Sales and Operations leaders to ensure that a cohesive strategy is in place to maximize investment and development opportunities.

What You Will Do and The Impact You Will Have:

  • Leadership for one of the regions within the QTS footprint
  • Perform site evaluations and make recommendations for site selections
  • Lead development teams with Basis of Design for future data center deployments, construction projects and upgrades.
  • Oversee expansion and renovation projects across the respective region
  • Work with QTS stakeholders, design, and construction teams to create master development program for site(s)
  • Oversee site development plans to achieve time, budget, and quality standards in a predictable fashion
  • Oversee design/construction, commissioning services, procurement and project cost estimates
  • Develop plans for product deployment and review/communicate plans with QTS staff involved
  • Collaborate with Sales and Deal teams for new and existing build outs
  • Key leader for QTS pursuit team in identifying, evaluating, and attracting highly profitable deals
  • Create cost effective rapid development deals for Hyperscale data center deployments
  • Represent QTS interests as leader in OAC meetings
  • Create & build relationships that enhance QTS' ability to be an industry leader in creating the World's Most Valuable Data Center Real Estate
  • Provide leadership to team members in a manner that enables them to achieve goals
  • Provide direction and support to all direct reports to ensure all activities are linked to the company strategy
  • Work with the internal team to enhance project management processes and protocols

What You Will Need to be Successful (basic qualifications):

  • Bachelor's degree in Construction Management, Electrical/Mechanical/Architectural Engineering or other related field
  • Ten or more years of experience within mission critical facilities
  • Experience in the REIT/Data Center industry
  • Extensive experience with management of MEP trades
  • Must have a proven history which displays strong leadership skills, deep practical engineering knowledge, and a proven track record for timely project delivery, project management, cost control, and customer satisfaction.

Other Key Skills:

  • MBA, Masters in Engineering Management, Real Estate or related field desirable
  • Corporate real estate and tax experience
  • Rapid construction development and deployment experience
  • More than ten years of mission critical data center development experience
  • Excellent interpersonal skills with the ability to interface with all levels of the organization
  • Must be a capable, proven team player that both fosters and operates well within internal and external team environments. Keen planning skills along with the ability to lead through influence and to be a proactive partner.
  • Able to solve problems at a tactical and functional level
