JOB SUMMARY:

The Property Manager will be responsible for overseeing the daily operations of multi-family residential complexes. Included in the day-to-day operations is providing exemplary living experience and the highest possible quality of service at a superior value for our residents.


DUTIES/RESPONSIBILITIES:

  • Achieve occupancy goals through strategic advertising, property tours, and timely filling of vacancies.
  • Respond to inquiries via phones, internet and walk-ins form prospective residents
  • Schedule and conduct property showings with prospective residents
  • Determine the eligibility of prospective residents according to company policyย 
  • Manage and maintain the property management system
  • Communicate effectively with vendors/contractors in a timely manner
  • Maintain accurate records, compiling reports and documentation
  • Provide excellent customer service and resident relations
  • Ability to follow company safety requirements and maintain a secure premises of the property while providing solutions where applicable.
  • Supervise maintenance activities in conjunction with the Maintenance Supervisor
  • Conduct routine inspections of the property, including common areas, grounds, and amenities
  • Ensure work orders are completed in a timely manner
  • Conduct market surveys, staying competitive with competition
  • Operate within non-discriminatory and Fair Housing laws
  • Assist in property budgetsย 
  • Collect rents from current residents and assist in collections of delinquent accounts
  • Monitor property performance metrics, such as occupancy rates, rent collections rates, and expense ratios
  • Implement strategies to improve property performance, including cost-saving measures and increasing tenant retention
  • Maintain and exceed personal KPI metrics, such as lead generation, lead-to-showing conversions, lease conversions, response times to tenant inquiries, and maintenance issue resolution times and other metrics as determined by Supervisor
  • Analyze property data to identify trends and areas for improvement
  • Other duties as required/assigned


Requirements

REQUIRED SKILLS/ABILITIES:ย 

  • Detail-oriented with exceptional office skills
  • Excellent organization, communication, and interpersonal skills
  • Must have the ability to prioritize and multi-task
  • Operating standard office equipment, including job-related computer hardware and software applications, including Microsoft Office Products.
  • Strong supervisory and decision-making skills with the ability to exercise sound judgment and discretionย 
  • Ability to analyze data, recommend solutions, and implement policies effectively


EDUCATION AND EXPERIENCE:

  • Three years of Property Management, General Management or equivalent experience preferred
  • Familiar with Fair Housing Laws preferred
  • Knowledge of Yardi property management system preferred
  • High School Diploma required


WORK ENVIRONMENT:ย 

  • Work is performed in a small office setting as well as various apartment units.


TRAVEL REQUIREMENTS:ย 

  • Within Sioux Falls Metro area on a daily/weekly/monthly basis.

  • While performing the duties of this job, the employee may be regularly required to stand, sit, talk, hear, see, reach, stoop, kneel.
