Akita Property Management is hiring an experienced HOA Community Manager for the Falls Branch community in Tennessee. You'll be the primary point of contact for residents and the board — coordinating vendors, enforcing community standards, managing budgets, and supporting board meetings. It's a hands-on role for a seasoned community manager who's organized, financially sharp, and confident working directly with boards and homeowners.

What You'll Do

  • Serve as the primary contact for residents and the HOA board.
  • Coordinate and oversee vendors and contractors for maintenance and community services.
  • Enforce community standards, CC&Rs, and architectural guidelines.
  • Prepare and manage the association budget; oversee assessments and financial reporting.
  • Plan, attend, and support board and annual meetings (agendas, packets, minutes).
  • Conduct community inspections and resolve homeowner requests and violations.

What We're Looking For

  • 2+ years of HOA / community association management experience (required).
  • Strong knowledge of CC&Rs, association governance, and HOA budgeting.
  • Excellent communication and conflict-resolution skills with boards and residents.
  • Highly organized and able to work independently, on-site.
  • Proficiency with HOA/property management software (e.g., Vantaca, AppFolio, CINC, or Buildium).
  • Valid driver's license for site visits.
  • Must be legally authorized to work in the U.S.

No Tennessee real estate license is required for this HOA management role.

  • CMCA, AMS, or PCAM designation through CAI.
  • Experience managing multiple communities.
